I have a house that I rent to a nice couple. They are unable to rent the whole house so they sublet the rooms in the house. They just lost their housemate and need to start looking for a new one. They asked me if it is legal in the state of CA to require a Covid test for potential roommate/renters. I don't think requiring a mask in common areas is allowed either. A nice young couple pulled that on me a few years ago and started renting a room to a friend. That's a problem with "nice young couples". Don't get involved with the covid questions and if they don't pay full rent next month start eviction. This is really a bad deal for you. Ask for pay stubs next time. Stay out of it. You don't want to give them any reason to think of the rent in shares. They owe the full amount no matter how many people pay. If you get involved in the hunt, then they may stick you with the unpaid share.

Your only solution should be giving them the option to cancel the lease with penalties if they can't pay whole amount. --108.69.xxx.xxx

Bill,

You wrote your own answer when you typed

'They are unable to rent the whole house'.

They need to move into a place they CAN afford.

Did they lose their jobs? Turning into an Airbnb?

You are about to lose a LOT of money.

You should be VERY CLEAR that no one other than the persons YOU approved are allowed to occupy the property.

Scenario: Your res moves out, leaving you with persons and no lease, super hard to evict.

Seems like a person could test negative today and positive before the moving truck rolls up. Guess they could ask the question... ever had Cv or ever been tested? Perhaps if someone has had it then maybe they can't get it again? Or maybe they just need to rent a cheaper place. --99.203.xx.xxx
