If snow isn't common in your area, never take pictures with snow on the ground. Saw a listing in local MLS (Dallas, TX) in June. The listing had snow on the ground. Needless to say, gave the impression that this house has been on the market for awhile.
Best time is the height of summer after a tremendous lawn watering. The grass is super green, the skies are bright and sunny, and the flowers/shrubs are grown in and don't look freshly planted. --108.69.xxx.xxx |

I had 2 houses listed: One with a green lawn/ green leaves picture, the other with a brown grass/bare tree picture inquiries were running 20:1 green grass to brown.

You are correct - photos make a huge difference.
For $5 someone in the Philippines will adjust the colors of the grass and sky - pretty blue with fluffy white clouds.
For $33 per room a virtual stager makes my rental look like a model home from a magazine.

Good tip. My MIL's house was photographed back in February to go on the market that month. Lots of lookers, because it was winter in PA, so the pics made sense. After 3 months of RE shutdown, the realtor relisted, but had new pics scheduled. While it was listed in June with the old pics, some interest. With the subsequent new, summer pics - tons of interest, and a rapid sale. --96.227.xxx.xxx |
