I have a person interested in a home who is being very persistent. They claim not to have employment income but have SSI and “ cash assistance”. They also seem to be wanting to use some sort of food stamp assistance as income as well as money their children receive from the state. This isn’t a cheap place. I don’t want to put myself in a bad situation here by denying for not enough income if it is income I have to accept. I don’t think food assistance is income but it’s just a debit card they cash out now so I’m confused. Possibly a tester because they slipped up.... after claiming no employment income said they needed a late appointment because of scheduling it around work. I’m very tempted to reply and ask them to include their employment income.

In NY I now have to consider all forms of income. All of those would count as income = funds received. Is MA the same? But do they meet your other criteria of 4x income, rental history w proof of payment, etc? The gray line is folks who say they have a voucher but have not received an 'award' until they have a lease. If they get a debit card ask for documentation that shows how much it is and how long it lasts. Ask them to show your award letters for all forms of income they want you to consider. Someone w their act together, can do this and points in the right direction if they make the minimum cut.
Problem is if you get applicant w kids and each once has a ss award which makes r them uncollectible. or I have a tenant that adopted fostered kids and gets a huge subsidy for that. I'm good till they age out of the house. --24.194.xxx.xxx |

For my requirements, income must be garnisheable. Otherwise, you are basically an unsecured creditor, and I'm not into that kind of business. Therefore, I do not count any income unless it can be 1) Documented and 2) Able to be taken by force of law to satisfy debts.
Also, I 100% agree with what Sisco said. I do not state "income must be from a garnisheeable source" on my website list of criteria, but it is only my application. No need to show all the cards in my hand.
If you put the burden on them to ask why they are denied, few if any ever follow thru. I've been a LL since 2005 and never had one person follow thru asking.
There are lots of things I look for that I don't put on my application. One of the biggies is "cooperative."

Social assistance no matter welfare or disability is considered income. Here there are no food stamps but there are private food banks where people can food such as the salvation army. If the income is insufficient to pay rent then for sure eventually will wind up evicting. Here is known that some people on social assistance are working on and off for cash under table while they live in subsidized rental housing along with no taxes are being paid on cash under table income. One way to avoid this is all adults are required to completely fill out rental applications no exceptions where unpaid utility bills and unpaid rent go hand in hand together. It is better to have the utilities separated out as this eliminates a lot of problem tenants as they unable to sign for utilities. After running a credit reports then may find a few rental addresses not listed on the rental application where will find out the true story. The socialist nuts believe that huge profits are being made on rental houses, rental units when repairs and renovations are expensive. Government owned rental units get large subsidies where it is not uncommon to lose $100,000 per year on a apartment complex where the private sector can do that. They do not even the harmonized sales tax 13 per cent when they buy supplies or services. Once the crisis is over funds for social programs is going to be severely limited. Can not be believe that they walk up three levels then be on welfare or disability. So say little on the phone where ask them to come in person where all adults are required to completely fill out rental applications along with provided three pieces of photocopied identification. One told they were going to take to human rights where they had a unpaid cable bill and unpaid cell phone bill for over $700 dollars. Said if they want rental unit the rent must come directly from social assistance end of story. They always reneged then it is a eviction. Housing should be never a right to trash out rental units along living for free. Another applicant said they were going to take human rights where told to contact the credit bureaus to resolve negative credit reports where owe thousands in judgements. One tenant knew them where they said they use meth.

I’m not really sure what “ cash assistance” from the state means. They get an EBT card every month loaded up that they can just cash out and use the money for anything, so maybe that’s it. We haven’t made it to the application stage because I have not showed them the home. The prescreening was very entertaining. They seem to be getting every form of state assistance ever created . They can’t set up a showing when I’m available because they have to work ( but don’t mention any employment income). They sent a second prescreening where the state income changed- it went up. I think it is possibly a tester because they mention an ESA and their children’s ages. They did give me their credit scores and nobody would be approved based on that alone. I don’t want to waste my time showing it. I have declined to show it to plenty of people with employment income, no ESAs and no kids based on credit score. That’s why I prescreen. If the other benefits are not verifiable I have no way of calculating them in. There is no reason to show if they don't meet your minimum qualifications. On my pre-screening I ask for total monthly income you want considered for income. I say what it is in the ad but not on the form. If it's there on the form they meet that criteria to show. If they like it and want to apply them I'll get in to the details about ability to pay and other obligations like auto lease, etc.

After the additional requests for a showing ( where they included their credit score), I have no intention of showing it to them. I don’t think I should reply to them at all because there is nothing to gain by that. I have dozens just like them right now that do not qualify. Engaging with them at all is like trying to nail Jello to a tree. Better to spend my time on the ones that do qualify.
