Shortly before the Covid mess I had a tenant who was starting to pay late with ridiculous excuses. Since they were MTM, I terminated the tenancy. They were long term tenants who were going bad. I found out today that they took full advantage of the eviction moratorium with new LL and he ended up paying them to leave. He lost about 10K by letting them in the door. Too bad he never called me for a reference.

I always have done 1 year leases, I had been chewing on the M2M switch for awhile, even posted a question about the topic maybe a year ago. COVID hit, eviction moratoriums came, and now I am only doing M2M and am transitioning the existing leases to M2M as they come up for renewal. To much risk as far as I’m concerned, especially in MA. Not that this would help with an eviction during the moratorium, just more with the way the MA laws favor the tenant. --70.20.xx.xx |
