contact info in case of emergency
.3 mos in advance
a copy of a key provided to us,.no storage of any hazardous material of fuel
Can you think of anything else?

Mom rented one to a guy. He never paid unless i called and harassed him. She was letting him go. He was a big stuffed shirt at the lottery commission. Finally I told him to pay up and get his Corvette out of there or I would push it into the street. He did. Now it is a nice incentive for people to rent the Cute Cape Cod. Is this a tenant you are renting the garage to? A garage that is part of another rental? As mentioned above, check your insurance coverage. I found out not renting it to a tenant that lives in the house required different coverage. So that is a big one!
I would consider the same things that you do for a dwelling rental. Personal information (name, address), credit/ background check, copy of key, what will be stored there (personal vehicle? antique vehicle? personal storage?) and their insurance to cover their items because they won't be covered by your insurance. --108.4.xxx.xxx |

Risk/reward does not pencil out in my favor in inner-city area where my rentals are. I have 2 garages that I just include with the hardest to rent unit on that property (usually the 3rd floor of a 3 family) to help make that unit more desirable.
My friend had an illegal chop shop in his garage rental. Another friend had his tenant run dog and chicken fights out of his garage. No thanks, no pooch or beak battles in my rentals. --67.186.xxx.xx |

I had a tenant ask me this recently to rent a barn/garage in the back of our lot to do vehicle repairs on. His job is onsite repairs on cummins engines. Thought about it and told him no. Number 1, I'd have to clear out the building , and I have no desire to do it. Number 2, I was having visions of junky vehicles parked all over the place. no thanks.
