I have a few rentals available and I'm a bit surprised that I'm getting very few if any inquiries on them.

Recently (at the end of August) Z went to a pay weekly (which I did not do) but even before that I had little to no activity when I posted.

Typically, I would be getting inundated on these. Are you all experiencing the same thing? Is this another effect (or side effect) of the pandemic?

I don't think it's the cost/price - all utilities are included and these typically go FAST.

Any other insight from this group would be beneficial.

Is it the "the time of year" (but usually NOW is the time that I really push when needed / have an opening because after September/ October it's usually like this - "slow" and no one wants to move).

Here is where I have them listed now: Zumper, Avail, apartments, cozy, our own website, signs in the yard/building and I even posted one on craigslist (with ONE reply asking if it was still available - that was about 4 days ago).

Sorry to be blunt. Have you not been following whats going on in NY, WI, MI, CA and MN?

NYC has 20,000 empty apartments......

When we advertise we're getting 100's of calls-- many many many from the North East and Northern states looking to escape.

My last vacancy filled was to a lady from CA.

Their words" "trying to get my family away from the nut cases up there" and high taxes and just the plan high people!!!! All have families and are use to high prices. When we say 2000.00 for deposit-- that's normal for them. --99.103.xxx.xxx

All inclusive is not best way to go as consumption is very high compared to separate utilities. Also problem tenants have unpaid utilities where unpaid utilities and unpaid rent go hand in hand together. While the upfront is expensive where immediately the value of rental building goes up. Rents where utilities are separate are a lot lower as that cost is taken out of the rent. If rent control is ever brought in then increases in utility costs put one in negative cash flow situation. No one ever complains about heat along with windows are closed up tight then lights are not left on. Even here vacancies are up everywhere where the foreign students are no longer going to be here. So now it is renters market where in the past vacancies were at one per cent or less. What is happening is a depression where things are not likely to change in five years or more. Many businesses that were struggling have closed down. Recovering is going to take time. Governments are not going to have the funds to build non-profit housing. While the fringe groups say governments should be building more non-profit rental housing they will never sacrifice universal health care to do so. I understand and agree with you Robert ... however, with these particular units (in separate cities) they are what they are. One or two furnaces for the building, etc.

The one property is a 4 unit and honestly should go quite easily with everything included. Although it is a one bed and "space is limited in there" ... the rent is not bad ... plus here, many people are looking for utilities included. You didn't say which advertising platforms that you are using. I would analyze whether those platforms are still viable, if so, check how you appear when searching for housing using common filters.

Since you experienced a drastic drop off, my guess is you are using a platform that has fallen out of favor. CL and Zillow are of no use in my market at this time- in the past they dominated. --67.43.xxx.xxx

Traditionally we see a drop in activity just before and after school starts. People are busy with back to school shopping then focused on all the start up activity, fees, etc.

Right now I think their brains are on overload with virus? Masks? In class? Distance learning? Hybrid? New computer?

I did post where we have them. I typically don't like to use craigslist for the past few years as it's just been horrible.

Many times even Zillow I get the inquiries but no feedback, etc. Zillow now charges but the others are there. I see them.

What i've found when I look is that the only ones that are using these other sites are complexes ... so I checked CL and there are the "regular" ones out there.... but only one person has reached out and it was the typical "is this available".

I was just wondering if you are all experiencing the same or if there is another platform to use that I may not be aware of ...

WHO wants to come? -- people in these area's are wondering? are we next??? because they're moving further and further out of town with their antics.

Renters aren't paying those taxes-- sales taxes-DV lic tax car tax-ny subway tax (even if you don't use the subway) you name it and they tax it up there.

OK I'll give you no property tax-- but they wallop you on everything else.

If these "peaceful" protests continue whose gonna stay?

My bro in law moved from MD here. He's retired and moved from a 500K home in MD paying property taxes of 20K. He lives in a golf course community here and his place here is worth 450K. Since he's over 62 he pays no school tax and since he's over 65 his property tax is cut 50%. his tax is 3400.00. He also isn't taxed on his retirement income from work.

I don't have a crystal ball that is a fact-- but the pure attrition and erosion of the tax base tells you if it's not already happening-- it's on your door step. --99.103.xxx.xxx

Vee we've been hitting the deposits hard and high. (along with rent) When we see someone we really like-- the carrot-- "we will lower your deposit" comes out. A little reverse psychology.

Much has been written on this forum about the need to automate your responses because of the heavy volume of low quality inquiries from FB marketplace ads.

I second Facebook Marketplace, it's become the standard here. I would also check out the adds for your competition. How does it compare? Not just rent and deposit but also how your advertising stacks up. Do your pictures show clean and bright or worn out. Put yourself in the tenants shoes as you look. Cjl, I have two units listed a sm 1 br starter apt for 550 and my refinished smokers 2br. Zumper is providing 2 to 5 inquiries a day. Most do not fill out my pre-screening form (or those who I reply w zumper address prolly go to spam). 2 out of 20 passed for the 1 br. One is the bankrupt propsct I posted about recently, the other will view this week. On the 2 br, out of 10 forms 1 qualified, and it was daughter-in-law who thought mil wouldn't like the small brs. Everyone else who replied for both Apts has pets, smokes, is leaving parents for the first time and doesn't have income. So not a great crop. But zumper is bringing them in. There are not a lot of other listings, I'll have to look into fb 518. What kind of competition do you have?

Last fall my B rental was hard to rent because a developer renovated a factory and had units w heat and internet 720. They were functional,mine at 875 is pretty. I had to drop to 800 or I would have been empty for the winter.

Historically Sept is a good month. My sm 1 br sounds similar to yours in a 4 family. Some years they're easy to rent and others is tough. No rhyme or reason.
