Today in the San Fernando Valley (Los Angeles) the temperature reached over 115 degrees. Even through I have attic fans in my apartment buildings, the internal temperature in an upstairs apartment reached over 93 degrees.

This tenant decided not to pay September's rent, saying it was due to the pandemic and his loss of income. He is working full time. His job is in such high demand, that for the past year, he also worked 1 day on the weekends earning time and a half. But no more, he's back to a normal 40 hour work week, making over $100K per year. Here in Los Angeles we aren't allowed to evict for non-payment of rent until March 2021.

So I get a phone call from him in desperation, his a/c keep on blowing the breaker. He has a 14,000 BTU unit in the living room and a 10,000 BTU unit in the bedroom. It's a small 750 square foot apartment and the two a/c do the trick.

I tell my tenant that I can't get an A/C technician out there until NEXT WEEK, they are tied up! He shrieks at me, remembering I'm a contractor with electrical and heating/cooling trade licenses. Why don't I come out to fix it yourself?

I go on to say that the owners of the apartment building aren't paying me my monthly share for taking care of your unit, so since I'm not being paid, I will get an outside company and pay him out of the expense account.

The tenant then states, "But you are the owner"! I respond it's all in the accounting. If you want me to fix the air, well then I need to be paid for my work!

He then states, He is writing me a rent check and will leave it on the kitchen table.

What the problem was, when I installed a second a/c unit in all of the apartments bedrooms, I split the duplex outlet nearest to the a/c and run a separate breaker to run the bedroom a/c. When a tenant unplugs the bedroom a/c to re-arrange the bedroom furniture, they will plug the a/c into another outlet and overload the breaker running power on the South Walls of both rooms -where the a/c's are located.

So tomorrow I will pick up the check, plug the a/c into the right outlet and then cash the check out bank....If it's no good, I will plug the a/c into the wrong outlet.... --47.155.xx.xxx

Writing a bad check is fraud.

So, if a T- writes you a bad check and then refuses to make it good within your specified time frame, Turn it over to the police for Fraud and evict for criminal activity.

Not in California it isn't, not when tenants do it. Tenants can write all the bad checks to landlords that they want to write and no one will do anything about it.

In the past, before the laws keep on changing in California, a tenant must document their inability to pay their rent due to the pandemic. HOWEVER, the tenants are not required to show the landlord their documentation, we are supposed to take them at their word.

New rules are coming in that require them to sign a form.... Of course if they lie, they still have months to make the rent payments before evictions are allowed again, in March 2021.
