I had a tenant replace the AC thermostat, another replace a toilet and more recently one who had the garage floor painted with the specs in the paint (it was done by a professional painter and looks great but the lease specifically says no painting). In another case a tenant had pavers installed over a freshly poured concrete patio to make it larger. And I’ve had several cases of them replacing my stoves. Another a ceiling fan. No no no. Around 1/3 of the time, some tenants improvements are nice and done professionally. Another third are done so crappy that if it lasts a years, I'd be amazed. The rest is a roll of the dice.
