How often does this happen? Totally without permission, without even mentioning it, Tenants installed subway tile backsplash in their kitchen. Did a good job, looks great.

My reaction is still to be slightly po'ed that they didn't ask, but certainly won't ding them for it...maybe they got a good deal on tile or something.

Just make sure they know it's now your backsplash so they don't try to take it with them.

Also remind them that you have to approve any improvements and that they got lucky this time since you like it but if you don't like it then it has to be replaced with something you do so best to check with you first. --108.69.xxx.xxx

This has irritated me several times and I make it a point to thank them for their efforts if it’s a worthwhile improvement but make it abundantly clear it should not have been done without permission.

I had a tenant replace the AC thermostat, another replace a toilet and more recently one who had the garage floor painted with the specs in the paint (it was done by a professional painter and looks great but the lease specifically says no painting). In another case a tenant had pavers installed over a freshly poured concrete patio to make it larger. And I’ve had several cases of them replacing my stoves. Another a ceiling fan. No no no. In every case these were what I considered to be good tenants thinking they were doing me a favor by not bothering me or simply thinking they were otherwise doing an upgrade and it wouldn’t be a problem. --216.186.xxx.xx

There are some very nice peal and stick tiles out there now. Supposedly come off easily, however, I have not used them. So, it could be these will go cleanly when tenants go. ( don’t know how realistic these tiles are, and I am sure you would know the difference if these were cheapies. )

I also am not a fan of tenants making alterations. OTOH, if they did a really good job....and, it does imply they are planning on staying long term...

My sister once took a temporary job in Texas. She updated the kitchen. The LL was very impressed. She is a rental property owner but had become a renter herself with this job transfer. It was quite a surprise to her landlord who took it well and didnt know their house could look so cute! Glad it worked out for you also. I would still be mad! --99.203.xx.xx

Around 1/3 of the time, some tenants improvements are nice and done professionally. Another third are done so crappy that if it lasts a years, I'd be amazed. The rest is a roll of the dice. Since I'm a contractor, making things right only takes some time and money -- I'm not going to sweet is -- UNLESS there will be water migration causing possible mold...that I won't stand for.. --47.155.xx.xxx

When we reached a certain level/volume, things like this became tiny pebbles on the path.

We HAVE had some (rare) go as far as replacing the furnace and AC "to save on their bills". One re-roofed a 4 bedroom 2 story house.

And yes, some did outrageous things they copied from TV which we had to charge them $50 per hour to remove and repair.

A move out 2 weeks ago installed wall to wall carpet over the new laminate we installed back in Jan. Stapled with a thousand staples into the new laminate.

She will be upset when we give her the bill to shampoo the carpet she was not supposed to install.

When a recent tenant texted me about a stove problem, the background was fake subway tile, I didn't recognize them. By the time I entered, they have added wall paper to kitchen and bathroom, cheap marble look sticky tile, painted my white dish washer and vent fake stainless steel (I chuckled on that), modern cabinet knobs, added countertop stick down paper. I admit that it made the kitchen modern, quite a bit.

From how they decorate the apartment, you can tell that they have lived in better apartment.

The kitchen and bathroom was original (70s) and about time to be brought to 2020 style. Since we were thinking about doing major upgrades in next rent cycle, we didn't say much.. glad to have paying customers at tough times, good rent too. --100.40.xxx.xx
