I had posted these little tips on a FB page and people liked them, so I thought I would include them in my lease (along with my regular READY TO OCCUPY cleaning checklist.) I'd love some more suggestions though! I'm going to make it a bit more formal too.

Foolproof Ways to get your security deposit back!

1. Leave the place CLEAN and READY to OCCUPY (Think Hotel Room! You don't clean it before you put your suitcase down.)

2. Let your Landlord know BEFORE you leave of any minor wear & tear or damages that need attention. Tell them when you give notice so they have time to respond.

3. Blinds cost money, more than you'd think nowadays, but worse, they take a lot of TIME. A trip to measure, a trip to Home Depot, a trip to Lowes when Home Depot is out of the right blinds, a trip back to install, hauling a ladder somehow. If you can, buy replacement blinds yourself. If you can't install them, don't, that's fine. But having the right ones on premises ready to go is a very good thing to do.

4. Touch up paint: if there are touch-ups needed, let your LL know so they can get the correct paint prepared. Don't guess at the color or sheen.

5. Don't use screws, thumbtacks or deck nails to hang a poster! Use appropriate picture hanging hardware. If it were me, I would remove all hardware from walls and might even spackle the holes, but don't paint.

So in other words, leave your LL little to do! We happily return Security Deposits because it means there was little for us to do between residents, and can get the place re-rented fast. LLs don't make money on deposits - they make money by keeping the places rented. --70.158.xxx.xx

We avoid words like "foolproof"...but in our documentation we provide "guidelines" that will maximize the amount of deposit you get back. If you say "foolproof", then they will EXPECT to get 100% back.

We mention things like cleaning the inside of the oven, cleaning inside and out of all appliances, and removing all belongings from the house/property.

We also state that they should check to be sure that all light fixtures have bulbs in every hole and that all bulbs are operable...same for batteries in smoke alarms.

I would prefer people not buy the mini blinds and leave them for us to install...they will get alabaster instead of white or not have a receipt that allows me to return if it's the wrong size.

We also mention that we mow all our lawns no more than 2 days prior to move in...so we ask that they mow no earlier than 2 days prior to move-out (assuming warm weather).

The one thing we have trouble with is hard water stains on bath fixtures, so we also mention that all metal and glass fixtures such as shower doors/tracks/frames can be cleaned by mixing 50% vinegar with 50% water and then wiping...allowing the vinegar to remain on the surface for 5 minutes before attempting to wipe off or use a "softscrub" pad. Most people don't do a very good job of doing this and we usually end up charging about $30 to do this to a bathroom. --99.92.xxx.xxx

My Move Out Checklist (inspired by yours!) includes a $100 bonus if there is NOTHING for Management to do.

I have GLADLY given several bonuses!
