Applicant has no rental history since he has been a home owner for 15 years. Going through a divorce. Ex-home is in a nice area. References are nice people. I expect his credit score to be good. Says he expects to stay 5 years but he makes good money and if the divorce doesn't drain him he might be short term and buy a home.

One section of my screening criteria relates to rental history and he has none. Maybe I am over thinking this. Any thoughts on applicants with home ownership experience and no rental history?

Emphasize data from the credit bureau. Does he pay his bills on time? Look for Judgements and liens. If he explains that his credit is bad because of divorce, then it is time say good bye. --67.43.xxx.xxx

When there are joint accounts, and a vindictive soon-to-be-ex spouse, it really CAN trash your credit. Find out when the divorce process began, and look more at the credit report before then.

Just based on being a homeowner vs previous tenant: I would certainly not DQ him for that. I consider it a positive. --70.160.xxx.xxx

When ever running thorough credit checks always get three pieces of photocopied identification. Often problem tenants change one letter in the surname where the report comes back no identity. It is always better to run credit checks on all adult applicants as one may have problems with credit. --147.194.xxx.xx

If a prospective tenant gives an estimate as to how long they intend to stay, I put the application on the bottom of the pile along with, 'can I repaint the walls','I'm going to grow a garden out back', 'I might have some relatives visiting on a regular basis, how long can they stay', "I babysit for my grandkids', and lots of other fun comments. --72.199.xx.xxx

I rent to people without rental history all the time. It's better than BAD rental history: they are TRAINABLE. And if they WERE previously home-owners, I find them to be more careful of the property in general: they will call if something goes wrong, not let things deteriorate. --50.82.xxx.xxx

No rental history is a red flag Unless:

Proof of ownership can be determined.

Young person and you are first rental WITH parental Co-signer. Parent has to qualify with good credit and garnishable income.

Married status only matters to me if there is a pattern of unstable behavior or a likely income issue such as child support judgements.

Homeowners are much better tenants than full time tenants. They have a different attitude about caring for property.

The downside to homeowners, is that they are homeowners, so they prefer to own. They don't stay long before they buy. --98.146.xxx.xxx
