A couple of weeks ago a tenant said that she needed to break her lease with one month to go because her father died suddenly and she had to move in with her mother. I didn't request proof, giving her the benefit of the doubt. Today I met them at the unit so we could do a walk-through. It was in great shape and she had paid for the month.
I was struck by how they were laughing and light-hearted about everything. It didn't seem they were grieving. I realize that people handle it in different ways, but it seems odd. I did an online search but couldn't find anything.
Is it too late/tacky to ask for some kind of a notice?

Grieving isn't a 2-month cry fest. Laughing and being light-hearted is a form of escape. Both she and her mom are doing anything they can to not think of him. I know this from personal experience.
Then you go through periods where you're not constantly thinking of them but are easily reminded of them by things or events and the sadness comes back in a rush.
You have a clean rental ready for rent and with no money owed and they aren't causing you any grief. Just be glad and move on. --108.69.xxx.xxx |

This isn't about a fight and it's not about getting a unit back in good shape. I am losing a month's rent as I let her out of her lease a month early based on a family emergency.
I am hoping that she didn't scam me. This wouldn't be the first time a tenant did something like that.
I didn't want to push her when she first said her father died, but she did break her lease. I am just hoping that she didn't lie to me.

Early Lease Termination Fee with 2 month notice - solves this every time. They can leave whenever for whatever.

Good idea. I am going to go back to those. I usually hold them responsible for the remainder of the lease, while trying to get it rented.
In this case I gave the tenant a one-month break. (she's 11 months into her year lease). She was a problem tenant and not stable financially. --98.245.xx.xx |
