I have used one of these. I suggest the following:

--find out what fees they charge. I was charged a lot more than the 8% of rents per month. They had a lease signing fee of $200 per door (both tenants and I were hit with this), the tenants had a $25 re-key fee at turnover. And other fees I don't remember.

--some of these places have an eviction guarantee for the first year. You could ask about that.

--find out if the PM will be going into the unit to change AC filters or if they have the T do it.

--as someone else said, look at their screening process. Many of these companies will accept low FICO scores and old evictions. --72.188.xxx.xxx

Discuss every single aspect of managing a rental property - from advertising to eviction & turnover. Who does what, who pays what, who makes (big) decisions & who is responsible when things go wrong.

Compare how they do it to how you do it. Decide if their way is acceptable or not. If not, will they make changes to their SOP? (Probably not, even if they say they will) --70.160.xxx.xxx
