Greetings!

Ordering a new patio sliding door. Options are w blinds or without. With is $60 extra.

Hadnt really ever considered the ones with the blinds...Is it worth it? Is that much of an upgrade to the house?

I was considering getting grid lines . Didnt know about all the extra features. I kinda like the full glass look but if its an upgrade maybe i should consider it since i dont want the home to become outdated...

Information? Opinions?

Are you talking about the internal blinds that are inside the glass? They're good for a primary residence, but probably a bit finicky for a tenant.

I have external floor-to-ceiling blinds for one of my houses. The tenants are always breaking the slats, because they can't remember to orient the blind before they open or close them, but at least they're easy enough to replace.

I'm currently working on a renovation where they had exterior floor-to-ceiling blinds. Most of the slats were there and in good shape... but they had completely pulled off the pulley mechanism.

But for a blinds-inside-the-glass door... I wouldn't let a tenant near one, unless it was already there... and then after they broke it, I'd replace it with something that was less delicate. :) --96.46.xxx.xx

I installed a set on my house recently. The older ones I would have said no because it was a mechanical connection connecting the open/close button, too easy for someone to over stress the button and break the sliding mechanism. However, on the newer ones there is a magnet that separates the blinds from the button so it just pops the magnet loose if they over tighten and you just re-engage the magnet so I would be less concerned that they could break them.

I also had the mower break one of the glass units with the blind and there was less than $200 difference between the standard IGU and the one with blinds, it was around $600 for the new panel.

The alternative is hanging slats or a blind attached to the inside of the door. Both of those solutions are problematic from a longevity and aesthetic perspective. So, if it is a nicer property I would probably go for the built in blinds. --64.130.xx.xxx

Oh. A key thing is your tenants, though. What are they paying? What do they expect to get for their rental dollar? What does your direct competition offer?

If my tenants are paying $500/month, they're thrilled just to have a sliding glass door and a patio. Not that they necessarily take care of them properly, but they're thrilled... But if your tenants are paying $3000/month, of course they have a sliding glass door and a patio, duh, and of course it doesn't look like the 80's. :P

I've got them in my own house and it is nice to not have blinds hanging on the doors.

Those blinds are nice for a swinging door, I have a few and never had to fix anything. I would shift gears to a wide swinging door with better weather sealing and simpler locksets, you can always add side panels for more light. --76.188.xxx.xxx

great perspectives all!! Thanks for helping me think.

I learned the hard way and will do anything to keep rentals from becoming too outdated/80s..

especially with all the upheaval in real estate; out of town investors that buying up, renovating:

putting updated homes regardless of area..on the market. Ill go with the internal blinds upgrade opportunity.

She's a Great tenant and besides my goal is to make sure rentals sell themselves.

On another note had inquired at lowes and homedepot..measurements from both..

lowes had the salesman middleman and maybe thats why HOME Depot 900 cheaper?!

Lowes wanted 1800 for install basic patio door and 2500 for the slider with internal blinds.

Home depot 1300 for basic slider and 1600 for install and of slider with internal blinds.. --107.139.xxx.xxx

I have had them in swinging doors and French doors for years. None have failed.

It is a high price to add them to sliding glass doors. I stick with cheap verticals for those. Not saying I’d never consider them but the sliders always end up with lots of dog scratches on them, broken locking devices, more maintenance so I wouldn’t pay extra to have them ruined.

Sliders themselves are considered outdated and are often replaced with French doors where I’m at. --216.186.xxx.xx
