Hi.

I am closing on my first date later this month. All the realtor said is that a few days before i will be getting a call.

..so exactly what is this call about? Is this when they tell me the time and place of closing?

What does a buyer normally bring to closing? What if I never receive a call?

..now I can always clarify more clearly with the realtor, but I would prefer to be stupid in front of people I do not know, on the internet. --70.158.xxx.xx

Who is your settlement agent? They are the ones you need to be in touch with. You tell them when you want to close and they need, within reason, to make it happen then. They will contact you with the Closing Disclosure/ALTA with your figures. You should be in the loop all along, not just at the last minute.

For closing, unless your contract says something differently, you will bring a certified check for your funds due along with photo id. If getting a mortgage, you may need to update pay stubs and bank statements shortly before closing but those would be for your lender, not title. --72.70.xxx.xxx

You will need government issued photo ID for the notary.

You will need some way to pay. You'll probably have to arrange to have your bank wire your fees and down payment. Escrow companies don't accept personal checks and they usually won't accept cash. Check with whoever is doing the closing to find out how they want to receive funds.

You should get a copy of the closing statements a few days early so you can check and see that they are accurate. I've had escrow companies make mistakes a about what allowances I've agreed to give to my buyer. So make sure you will be getting credit for everything the seller agreed to pay. --98.146.xxx.xxx

Nicole is right about the title co/closing attorney being in touch with you prior to closing. Since 2015 you are supposed to have a copy of your Closing Disclosure (CD) at least 3 business days before closing. The exception to this is if you signed a waiver with the lender for advanced notice of the CD. The ALTA is what used to be called the settlement statement/HUD. You get that at least 24 hours ahead of closing. In S Fl the title co's want wires and not cashiers checks so you will need to find out not only how much but how you are to pay the final amount due to the title co/closing attorney. Make sure to go over your CD and ALTA carefully, errors happen. Contact the title co now or Monday when they open. --68.104.xxx.xxx

Beware the email telling you when and where to wire funds. In the past few years, this info has been hacked and the thieves know all of your details.

Before sending any money, have the exact phone number of your closing agent and contact them before sending funds, verifying everything that has been sent to you before wiring funds anywhere. --73.25.xx.xxx

Are you just letting the Realtor choose & use their guy?

Better to chose your own I communicate with them.

Do NOT wait for the Realtor to call you a few days before - your gut is right - something is wrong. Make contact and ask lots of questions. If you don't get answers from the agent, go to the broker right away. --70.160.xxx.xxx
