I have a SFR in FL that is managed since I am in TN. Over the last 4 months rent has been going down form $950 to this month $250. I called the managing company and they say this is nothing they can do if the tenant doesn't pay (other than keep asking) and that they can not file to evict probably for several more months. I was thinking about selling the place and now with no rent...is it possible to sell? --70.158.xxx.xx |

I would attempt to communicate with the tenant,how do you know the tenant isnt paying the rent and the management company isnt taking it for themselves since you cant evict,perfect opportunity if they are lacking in morals.Do that across 100-200 units and they wont need to work much longer.When tenants stop paying they typically dont pay less and less each month,they just stop paying all together all at once --104.229.xxx.xxx |

I don't find that answer satisfactory. I suspect they aer just sitting there with their hands folded - because they are not losing money.
It's time fro them to earn their fee.
I want to hear how they have connected the res with financial aide. It's everywhere! My residents have 5 sources to apply for aide. We give them the phone #s and websites and practically fill out the forms for them.
We also put them on WEEKLY because that's how unemployment checks arrive. So $250 was your first WEEKLY payment!
