I have 2 female renters in two of my places. both are month to month now. Both Section 8. Both are telling me that each one is doing drugs. B told me today that A is doing drugs in the house and is selling sex in the house at night to various men. B claims that she spoke with neighbor across the street from A and he says cars are coming by every night at A's house. What would you do? I know that if confronted they will both lie. I do not want my rental to be a brothel or a drug house, but I do not know how to prove or disprove the allegations. What do I do? Forget going to Housing. They couldn't care less.

Not long ago I received anonymous call about a tenant selling drugs from a house, so, the next day when I stopped by to verify what I heard, people pulled up, so I greeted them and said the police were watching this house and getting tag numbers, you might want to keep moving on. They told me their story of how they were related to tenant, didn’t make any difference to me. I did catch the tenant and his son the next day and gave them a 30 day notice to vacate. They moved and I sold the house. This was about meth heads, and cars coming all hours of night and day. A whole different animal then pot heads. My advice is to give your tenants 30 day walking papers. --173.216.xxx.xx

When I reported drug use or sales to the police, the City attorney gave me 30 days to get them out, or the City would take away my million dollar property. Now that evictions are at a standstill for the next year, I couldn't get rid of a fire breathing dragon even if I tired..

If you report them to S8 or the police YOU lose rent and have to evict them thru court. (court open??)

Another vote for "Stay out - not your problem" and "don't let THEIR problem become YOUR problem". Stay out of it.

In normal times I like NE's response: The next time EITHER of you complain about the other I will evict BOTH of you.

My technique when I want them out: I text them and ask "Mary, Why are the police asking me about you?"

This really sounds like two neighbors who have gotten into a pixxing match and are trying to get you involved.

I would not get the police involved. Depending upon local laws, they could make it tougher on you than they do the tenants.

We bought a rental property that turned out to be across the street from a drug house. Word on the street was that it was nothing major, mostly pot. But I didn't like the constant stream of cars parking in front of MY house, with people walking across the street to the drug house and then coming back with their goods in hand.

I was there for several days working on projects and in and out constantly, so every time a car pulled up, I walked over with a big smile and said, "Hi! Can I help you?" They were always just "visiting friends," but I noticed after about a week that they were parking on the cross street instead.

If it were serious drugs and/or prostitution, I think I'd hire someone to conspicuously take photos of license plates and people coming and going. Dark flees from light! --104.230.xxx.xx
