I recently had an issue with a house next door that has been party central for several years: Loud music, smoking, drinking, loud motor scooters. If it was more than 50 degrees, it would be a daily night club. Their yard was full of junk and created a home for rats also. My tenants never complained so I didn't do anything about it. Fast forward to this year - 1st floor tenant moved out and I didn't like them as a tenant so I was glad that they moved. I got a nice family to take the unit who is friends with the third floor unit and got a nice increase. A month later the third floor tenant moved into one of my other properties because they wanted an extra bedroom. Meanwhile during all of the showings at this property, I had a night club next door that would get started around 4 pm. A lot of people were turned off by these activities. The new tenant downstairs asked if this goes on everyday. I sent an email to the ward counselor who is also the city council president explaining the situation. I also stated that I have lost rent from the vacancies and that I can't afford to have the new tenants move out either. He then sent my email to the police chief to have the patrols issue noise citations as needed and he also mailed the neighbor a letter with the city's noise ordinance and that both occupants and the owner will be fined accordingly. Low and behold, no more loud music and the size of the gatherings have gone down substantially. Hopefully this will solve this problem.

One of my early tenants was a young guy who worked in a local factory, looking for his first place. My place was a block from his mom's house, but was on a quiet street near the school, and was kind of isolated. Good fencing and trees screened it from the side neighbors, and the across-the-street neighbors were someone's back yard, two vacant lots, and then some elderly people way over there.

He was there for about two years, and then he left. When I was doing the make-ready, the elderly people stopped to chat with me. Oh, how nice he was gone. Yes, every weekend was a party that started in the late afternoon and went on until the wee hours of the morning. It was loud, it was noisy, it was 50 people crammed into an 850 sf 2/1.

Every weekend. For two years, they said.

I was sorry to hear that--- but why didn't they ever call the police to enforce the noise ordinance? I can't remember if it kicks in at 9 pm or 11 pm--- but if your loud party is disturbing the neighbors too late at night, the disturbed neighbors are able to call you in and arrange for someone to turn down the volume for you.

But instead, they put up with it for two years because they (a) never contacted me [even though they had seen me around multiple times], and (b) never contacted anyone else for help... :( --96.46.xxx.xx

Several years ago at another location, we had problems with a house 2 houses over that they were selling drugs. I talked with the city counselor several times and they did nothing. So someone got shot on the premises and I went to the council president at the time and said now that someone got shot will you do something about it? Then they sent the owner a demolition order to demolish his house if those people aren't removed. So the tenants before they left decided light the house on fire. --66.30.xx.xx

When problems arise, I call the police first (non-emergency line). If that doesn't work, I call one of our local TV News Stations. All 3 have reporters who love to do stories about local problems. Amazingly we get the quickest action ever by the city. Applies to all sorts of nuisances. Noise, drugs, abandoned cars, Hoarders, squatters, loud parties, local petty thieves (who we all know but can't seem to get arrested). I'm actually on the News with 2 of the stories myself. So funny. Calling the city simply sets the authorities on the landlord and the tenants go unchecked.

I hope no one calls the authorities on you but rather contacts you directly when there are problems masquerading as issues. That is me looking at it from the other side of the fence. If you can't control your tenants then it will be a matter for the Police, and of coarse the city, who will demand that you control your tenants.

Landlords are societies parents.

Congrats!

THIS is why we do a giant Christmas Luncheon every year. e invite every city and county official AND their office staff. e get LOTS of favors because in their eyes we are "on their side".

Future: Tell the residents to call the police when music kicks up so the police can witness it.

And junk...we send a form letter which allows 7 days to clean up before We clean it at $50 per hour plus hauling.

Nip it in the bud!
