Why rent free 10 years? might make a difference. In my state it would be an eviction but with a different timeline than an eviction for non payment.I would suggest you hire an attorney who does evictions regularly --104.229.xxx.xxx |

If someone has never paid rent, then they have no contract as a tenant. I would say they were your guest. I would issue them a 30 day notice. Consult with a real estate attorney.
Then a few days before the 30th day, let them know you're prepared to take legal action..
I would buy a bunch of boxes and tell them that when they are away at work, you're going to box their stuff up and put it into the garage for 1 week, while they find a place to store it... --47.155.xx.xxx |

Agree that much more info is needed. However, the first step is a discussion - not to produce any concrete results but to see what the other party thinks. Then, it's time for a lawyer.
