What goes up comes down, of course. Here in the formerly-hot Denver market rents have decreased while vacancies have increased. I am down to only 26 units. I have had once vacancy for over 3 months, another one this month, and three more on the way. Ads are not pulling. And to add to the fun, I expect the free rent crowd to get their way.

It's gonna be a rough ride.

Sorry to hear this. Do you think that general economic conditions (i.e. joblessness) are driving this?

This is the main reason I've decided to hold off buying anything else. If rents decrease and vacancies increase, that can only mean rental property valuations decline. I strongly suspect this will occur in NYC and any other place where folks are fleeing density. --209.122.xx.xxx

Thanks, GKARL> I think you're right. In my view it's happening because of Covid, people moving out of big cities, etc.

There are tons of apartment buildings being built all over the area here. Some are massive. That doesn't help. Oddly, I read that that the class A properties are having an easier time of it.

That new construction is so expensive that rents have to be sky high. I guess they are paying them, which doesn't make sense to me.

Colorado is becoming more and more like Calif with all the liberals moving in there. They are busy passing crazy laws. Don't wait until it's too late.

Sorry to hear that. It’s definitely a double whammy with the crazy amount of large buildings that have been being built in Denver combine with some looking to get out of the city. I know my son moved recently to Broomfield to get out of downtown because downtown felt like living in a hotel and they were ready for green space and lower rents. In 1973 my friends father purchased a 34 unit apartment property for $200,000, with a $25,000 down payment. After the market tanked then finally rose past the point he could make a small profit, he sold. Today that property is worth over nine million dollars.

Wasn't CO the pot capital of the world recently. All those people moving there for joints-- the smokin kind not housing. From what was in all the fake news and news outlets-- every dregg in society was going to CO to live. So now complain!

I personally think this is the best time to be an investor/LL. Skills needed now in dealing with people are coming to the forefront. Here South of Atlanta we are inundated with family's trying to escape the downtown REEFER madness. Just today I took 8 application--8... took 50 phone calls and have even more appointments for tomorrow. We're trying to pre release although I hate doing that.

The most exciting part is processing these applications. 80% are phoney. Phoney pay checks phoney amounts phoney rental history-- it's like shooting fish in a barrel.

Here's a classic example: 2 ladies put in their app. While talking I hear one on the phone saying aren't you even going to look? So I again mention all 18 and over residing here must have app. Oh he's not staying here. OK that will be X.00 amount. Turn in the app to the manager and tell him the story-- he calls the 2 ladies and they say well he's gong to live there but we want to be the only ones on the lease. Not kidding. After I spent .5 hr explaining all over 18 must be with app.

So today I made over 300.00 just in app fees. I think I'll keep it vacant another 10 days. (10 days times 300 a day?)

As a country boy would you PLEASE explain - Fleeing Density? to many people - to many cars - taxes to high - lack of security with this stupid De-fund the Police - to much government micro managing everything especially this COVID Stuff - tooooo much of everything.

From 1979 to 81 I lived in what I considered a city, Largo Fla - and you no what bothered my the most? the noise.

Now - late evenings for the last 30 years - no noise - maybe a plane flying over or some birds flying in and out when the bird feeders are full.

Random anecdote-- when we were moving to our current rural town of 3,000, we were house-shopping here, in a nearby town of 2,000, and another nearby town of 500. The pickings were very slim, and we were having to be creative in what kind of living space we'd consider.

In the town of 500, there wasn't a proper house for sale-- just an old bank building, part of which had been converted into a habitable apartment-and-beauty parlor. The rest of it was still the bank, the vault, and the entire second floor was in its original 1910 condition.

We asked them why they were moving. She had married a farmer, and he was uncomfortable living in such a big town, so they were moving back out into the country.

Having just come from a city of 500,000 (current population: 900k), we got a kick out of the fact that a town of 500 was too crowded for him. :P --96.46.xxx.xx

Jeff, it is a sellers market here. My realtor said that houses are selling very fast. I put my property(house no good)in the country on the market but it is being sold with the house of little value so it might take a bit and I have it priced really high. --73.120.xx.xxx

This is the time to be creative with your marketing and think outside the box. New ad placement or target a niche market. I am doing well with travel nurses now.

Also stop expecting negative things to happen. Focus on getting what you want. I never even think there is a free rent crowd. I am not seeing it at all perhaps because I don't think it. There are tenants that pay and the ones who don't leave. That's my experience. --212.102.xx.xxx

Thanks for the info, Jeff. In Idaho we are being buried with inquiries from people wanting to move from California to Idaho. I'll start telling them that Denver is a lovely place to live and right now rents have fallen and there are good bargains on housing.
