This hasn't happened in a long while, but a current tenant apparently will be quitting. She didn't send me anything via e-mail, but a new management company just sent me a reference form.

I won't complete it. I will probably just say that she is a tenant in good standing. Bad idea?

How do you handle?

One of my last original tenants in an apartment house is looking to move. But they keep on getting turned down. So they formulated that I was giving them "bad" reviews to potential new rentals. My tenants contacted a Legal Defense Fund that protect minority groups.

You know what comes next. I get a call from one of their lawyers who's using a property managers phone (with the right caller ID), asking for a reference on my tenants as the property managers.

So I put them though the ringer, asking the following:

What is your name, company, phone number? What is the rental property's address? Which tenant of mine signed the application to rent your property? HOW LONG DID THEY SAY THEY LIVED IN MY PROPERTY?

After getting all of the right answers, I reply, I have to confirm with my tenants that I'm allowed to release any information about their tenancy. I will get back with you later today...... Then I call my tenants to confirm they put in an application to rent.
