I looked at property in the winter of 2019. It was a mess and the woman's son was in jail. I could not get a price out of the lady at the time, so I let it go.

She called me again about two weeks ago and asked me to take a look at it. I asked her if she can come up with a price yet. She said she was thinking 115 but might take 80,000 for it. I told her that that was too much and she asked me to come and take a look at it. We never set up a definite time and I wasn't really that concerned to go look at it at that price.

Two or three days ago, I had a gentleman call me from Texas. Come to find out, his sister is power of attorney for this lady. And they need to unload this house because the son is still in jail or is in jail again.

He told me that it is going for tax sale in September and there is no mortgage on the property. He said he's not gonna let it go to tax sale but he's not too big on the idea of spending any of his money to save this property for the woman's son.

He basically begged me to go back up and take a look at the property and make him an offer.

When we looked at it this last year, we were going to remodel the inside and change the layout and stuff like that. When we went and looked again the other day, there's a ton more trash there including the front end of a tractor trailer, a car, and a gigantic camping trailer.

I told my partner that I really don't feel like dealing with this property. The older I get and the more that I do, the less I want to get into these full rehabs on these disasters. And he said well, offer him 18 or 20,000 and see what happens.

Yesterday, I texted the man in Texas and sent him pictures of the property. I told him that there's a lot more junk there from last year and it's gonna be $4-5,000 to clean it up. As well as four to $5000 in landscaping outside with tree removal, etc. And also I wasn't sure if the well and septic were bad, because they were clearly washing their dishes in the creek right next to the house.

I said I will give you $10,000 for the property.

He texted me back this morning and said thank you for your interest, we will check to make sure we can convey and I will be in touch with the terms.

I told my wife this and she said, he didn't even counter? I said nope. She said you offered too much!

If we get it for 10,000, we're probably just going to clean all the junk off the property, sprayed the interior with a fresh coat of white paint and list it for 60 or 70,000.

I really didn't want to deal with this property, but for 10,000 bucks I'm over it. --70.158.xxx.xx

The seller is basically paying you to take it off their hands at $10K. You have nothing to lose by making a low ball offer here. As you know, there is a hassle factor with these houses and you need to be compensated for that. --68.63.xxx.xxx

Other than it would be "a bird in the hand" situation why wouldn't they let it go for tax sale since the sale is next month? I'd bet someone would pay more than $10,000. Here, when I look at the tax sale figures, I am amazed how much folks pay for the properties.

No chance of getting a deal like that in my area. There was a small practically teardown distressed property not to far from my neighborhood that went for almost $500k at auction. Steve knows the house. --66.30.xx.xx

Sometimes in these situations sellers want "you" to give them a ball park price so they can negotiate a higher price with anyone else who comes along.

Don't forget about all the tax liens and any other lien against the property. You have to pay those too if you want to keep it. Your $10,000 house may be a $20-25k house after the taxes and other (if any) liens are settled. --108.69.xxx.xxx
