Another note of caution.

I am beginning to hear stories of frustrated renters AND frustrated LLs resulting in arguments or self help evictions.

The stress has been building for months. Both residents' and LLs' financial backs are against the wall.

Stay cool. Stay smart. Yelling does not make money appear. Self help evictions put LLs in jail.

Self Help evictions get LL in jail? Where does that happen? Sure, if there is some sort of physical altercation. But changing the locks and/or putting things in storage does not result in jail time. Not as far as I know. --71.184.xxx.xxx

A local LL was put in jail for "constructive eviction". Our judge speaks to our group every year and every year he re-tells the story.

This is where the "silent partner" ploy comes into play.

I have used this successfully to diffuse a hostile tenant.

"sorry I know this is not what you want to hear BUT my partner calls the shots on this property, Im just acting as manager... Ill ask him xyz for you. He will probably yell at me but for you I will ask, just don't be surprised if he bites my head off and says no."
