Hello,

My husband and I own a 3 family house in NJ. Our first floor tenant advised us his toilet clogged, bathtub backed up, to the point it spilled over onto the hallway floor. We contacted a plumber on an emergency call and he snaked out the sewage line, took apart the toilet to snake it, etc. Hours later along with an expensive bill, it ended up being baby wipes! I do have it clearly written on each of the tenant's lease stating "no baby wipes of any kind are to be flushed and if found they will be responsible." Obviously, there is no way to prove which tenant and not sure what to do at this point? Below is a list on who lives on which floor so you can maybe guess where the baby wipes came from. All 3 sets of tenants have been there for 3 years and we've never had a problem with the 3rd floor or 1st floor tenant. The 2nd Floor has been a constant problem.

1st floor is a single man

2nd floor is a grandmother, daughter, and infant and her 10 yr old son.

3rd mother and her two highschool kids

That can be tricky because are you sure it’s baby wipes and not some other kind of general purpose “flushable” wipes?

My lease makes them acknowledge they won’t flush any wipes or feminine products even those deemed flushable.

I would bill the tenant with the infant if you are certain it is baby wipes. I would have saved the proof to show them as well. Have the plumber note the cause on the bill as well. If I got any pushback they would be gone as soon as it was possible to remove them. --216.186.xxx.xx

According to 4 plumbers in my area there is no such thing as a flushable wipe, add your plumber to the list. Go in each unit to replace something and photo if you see wipes - that is where you send the bill. I have a wire beneath most of my toilets that is used to catch plastic paraphernalia bags that get flushed when a zone car parks nearby, have the tenant mail the receipt to the wipe company for a refund of the sewer cleaning bill - never heard of them getting refunded in over 20 years. Had an adult tenant, hospital ventilator technician, who had them on display when the plumber went in. Clogged the entire left side sewer from his unit to the main in the four plex years ago. It cracked while being cleaned and had to be replaced, whole left side from his unit, around the walls and out to the main which was on the opposite front wall. Lots of money. Learned something though. Special training for ventilator operators and extreme cleanliness required. Explains something doesn't it. --71.104.xx.xxx

I am a plumbing contractor. Even though I provide a "list" of what's allowed to be flushed down a toilet, "TOILET PAPER ONLY", tenants make mistakes.

To solve the problem of OVER FLOWING toilets, sinks and tubs I do the following:

"I install a Sewer Relief Valve, Plastic type". So when the pressure builds up because of a back-up. The valve opens allowing sewer water out of the clean out plug/cap.

Don't be too quick to identify them as baby wipes. Swiffer makes cleaning wipes, Clorox makes bleach wipes, lots of companies make wipes for lots of purposes. Bleach wipes are especially popular now due to COVID.

I'd just give all three a stern lecture about not flushing anything but toilet paper and poo and hope that does it. --108.69.xxx.xxx

New Tenants moved in last year. Stern warnings about flushing stuff. 45 days later, Dad says the toilet is clogged. I look and the 'sewer sump pump' that I need because the house is below the street level is constantly kicking on and off and pulling 2-3 times the power it should. Dad helped me drag out the pump, and he pulled approx 40 'wipes' from the impeller. Got it working. Electric bill for me was twice normal. Kept all the 'wipes' and soaked them in Clorox, laid them all out on a plastic bag, photographed them. Turns out they were not baby wipes or personal wipes or cleaning wipes. They were 'feminine freshness wipes'. When the adult daughter (only other adult with Dad) saw the pictures and a 'sample' of what clogged the whole thing, she got very very mad at ME. She stomped over and told me her DAUGHTER (all of 7 years old) threw all those wipes in the toilet. Loved that lie. Poor kid will grow up learning from Mom. --72.199.xx.xxx

Nothing you say or do with signs will stop the flushing.

Do NOT be shy! This is the BEGINNING of your problem because they now have this habit and will continue.

Go today - visit every bathroom. Usually the culprit wipes are sitting next to the toilet. Snap and pic and add the bill to their account, to apy within 30 days.

THAT is the only way they MIGHT change their habit.

If no obvious wipes I would bill the baby family anyway.

Side note: My Millennial offspring who worry about saving Mother Earth go thru wipes like crazy for the simplest sticky fingers or runny nose and fill the trash can. We used the "reusable" wet rag at the sink to clean up kiddos and high chairs.

And this is why we didn't do apartments-- the blame game.

Believe me we've had the same issues with -- well you name it in the toilet. When your a SFH-- it's hard to blame others-- unless it's your guests.

I haven't paid for a sewer or septic tank issue in years-- thank you Mr phone camera. We've pulled potato chip bag, pork chop bones, chicken bones - every pad known to mankind diapers shop towels metal toilet freshener hangars-- on and on we could go. Many will say "gee that's not mine" or how did that get in there? Proof is in the pudding!!!!!! --99.103.xxx.xxx

Others already suggested ways to investigate. But, whether you can (or want to) figure out the source or not:

Send a clear notice to all highlighting the clause that prohibits such behavior. Tell them if it happens again, there will be an increase in everyone's rent to cover the expense.

Encourage them, if they don't already, to talk & get to know each other. They might work it out among themselves, by saying, "I am NOT going to pay more rent because YOU screwed up".

Possibly even have a group meeting - if they are all home at the same time - when you give them the notice. See who acts defensive, etc. --70.160.xxx.xxx

Recently in one of my builder magazines there was a small article about "Traptex Guard" which when placed in the bowl of a toilet is suppose to catch all sorts of wipes but let normal waste & TP go down the drain. I have no idea if they actually work & with a price of $250.00 each I'm not about to buy any. --71.174.xxx.xx
