I was doing a quick turnover of a house yesterday and realized I had no touch up paint for one bedroom. Instead of messing with getting matching paint, I just grabbed and extra can of Benjamin Moore ‘Regal’ that was leftover from our basement remodel and repainted. Oh. My. God. That stuff went on like a dream compared to Walmart’s ‘Color Place’ paint that I usually use. I just looked up the prices- $14 for Color Place, $64 for Regal. Yikes!!! No wonder there was such a difference. How much do you spend on a gallon of interior paint? I’m thinking I need to buy better paint to make painting much easier on myself. --70.158.xxx.xx

I use an industrial pre catalyst paint from sherwin williams, I am charged $44 gal.

I don't know how many units you maintain, or how much paint you buy, but a commercial account at SW gets you a 60+% discount from retail price. I would imagine BM offers the same.

I go with a midgrade paint at Lowes, $25 - $30 per gallon depending on sheen. Oops paints when they are the right color/shade. I can mix multiple gallons for a color to do the unit.

Walmart colorplace used to be a good paint, not so much now.

Kilz is a better brand at Walmart, just got good ratings for the price by consumer reports.

I use Benjy Moore colors. I use Cameo White for bedrooms, regular eggshell white for living room, kitchen. Cameo white is interesting because it has a bit of yellow to it and people like yellow when they are making changes. It also lets the tenant know that this wall has been painted so you don't need to. Bath gets a tint to match tile or white. Have a lot of 50s tile colors, pink, yellow, green. Great tile lasts forever. I use a very good paint for one coat coverage. Time is money. Handyman was supposed to paint yesterday if he got rained out at his job. He did but decided to clean a basement. Grrrr. --71.104.xx.xxx

For many years now I have almost always bought paint from SHerwin Williams. It is not cheap, but I do get a good price as part of a local landlord's group. I am satisified with the quality of the paint. I also like the fact that they keep good records of what paint I have bought, and occasionally I have them look that up. --136.34.xxx.xxx

I've switched over the Bhear...bear..Hmm How do they spell it?

For years I used Sherwin Williams and was very pleased with it. The most I paid was 50 something for one gallon.

Lets assume you don't buy the very cheapest paint. I would say apply the paint to the project. I'm painting exterior block walls now...It is a fast going process with no concern for splashes etc. Because the labor is so easy I assume I can recoat spots if needed.

Meanwhile, When painting inside trim,If I had a couple painters, who can barely stand up straight after a hard night of being painters, I would prefer giving them a higher quality paint to trim with. I did the math and one gallon of paint going on trim will last hours and hours. If the painters can get more linear feet covered the savings shows up fast in labor time. A gallon price is laughable compared to an hours lost to fussing with cheap paint.

And cheap thin paint has its place. When spraying I find that it is no big deal to apply a second coat, even touch up with a third coat. It isn't the apply of the paint that takes time but rather the prep and clean up.

Ideally I would like to pay between $23 and $33 a gallon --108.28.xx.xxx

I still do some SW and HD baer, but in all product lines there is a koolaid paint and a jello paint line, I aim for the jello quality. I have a few from Menards but can't remember the name with the handle molded into the plastic pail, that one is great to right out of the can with the roller - no more painting pans and trays - straight to the wall, cleanup much faster. --76.188.xxx.xxx

I can spend $25-$30 per gallon and know it's going to take 2 coats. Or I can spend $35-$45 per gallon and maybe it will take one coat.

Sometimes I treat myself to a paint with a built in primer and also will change colors when dry so I can see my progress during the application process -- and spend over $50 a gallon. --47.155.xx.xxx

In my mind BM is the best paintable paint out there. Regal is great, now it's called regal select, and still good paint. I had a partner who didn't understand the labor savings from using quality paint. In my opinion, box store paint is not in the same class. I'm not familiar with SW paints other than the oil primer I used on my smokers house. Unfortunately BM is too expensive for a rental but I will spring for their waterborne ceiling paint on drop ceilings. It stays open a long time and has excellent coverage. --24.194.xxx.xxx

I have been told by a friend who paints that BM is the best.

I personally use BHEAR and like it.

AllyM, It would be really interesting to see your houses with the 1950's look. Unfortunately, most people do not care how well something was made but they want the most modern or "up to date" junk and will tear out perfectly good stuff just because it is "outdated". This is a very wasteful country. Do you think that you would get more rent if it were updated or do renters love the old stuff? Just curious. --73.120.xx.xxx

Its a toss up for me. Even the expensive high quality paint required 2 coats. One coat almost covered but scuffs would show through requiring a second coat. So do I put 2 coats of $50/gallon paint? Or 2 coats of $35/gallon paint?

We were using Valspar 4000 with good results for many years until they changed the formula. Now the paint goes "sour" and smells like ripe cheese left in a septic tank if you pour unused paint back in the can.

I have an issue of Sherwin williams gouging you for paint unless you ask for a discount then you can get 35%-60% off. To me that is dishonest. --137.119.xxx.xx

I saw a special on paint once that emphasized that in this case at least, you do get what you pay for. More expensive paint simply has more pigment, which makes it go on easier and cover completely. Cheap paint is frustrating to use.

We bought 3 5-gallons buckets of builder grade white paint once during a sale. It was like painting with milk. It took multiple coats and still looked like crap with lots of bleed through. When we challenged the rep for that paint at a meeting at Home Depot once, he said we should have had the WHITE paint tinted WHITE to get the right coverage. Yes, WMH, I did the same once. It said white on the can, not base x. But when I complained, they said it needed to be tinted white.

Like Plenty, I too mix all sorts of paint (oops and leftover) to get colors I like. I love to paint, so it isn't a matter of labor costs for me. I also like the look of having different shades/colors in different rooms. Not the standard grey or beige. But I have old houses converted to rental units, so there is some "charm" in that specific type of rental.

Even the best paints, if they are in the wrong colors need more than one coat. I got a plum color to paint an armoire with, they didn't have the mid line so gave me top of the line at the same price... I needed 4 coats to paint the mid tone purple that it was.

I think what Laura was noticing and I concur with is how easy it is to paint with better paint. It takes less effort. Even if you have to paint 2 coats, it is just less work and enjoyable to work with. Most paints are not enjoyable to work with, they are thin, spatter excessively, don't cover well, or have problems leveling out after brushing on, or you can't back roll an area etc.

Hammer, that is an annoying aspect of SW w/ the discount thing. I got a discount the first time I went to the store by opening an account. Guy said hundred bucks off next time you come. I went back a month later and they said no record of that. I was already in that paint so I was stuck. They gave me some off, but it wasn't a great experience. --24.194.xxx.xxx
