Last week got a call from a realtor about family property. The horse stable next to one of the parcels is interested in expanding. Right now I have an agriculture lease -cows on it.

Yes, of course I would consider selling.

Today I got an email from the stable owners, expressing their interested.

Decided it was time to do market analysis for the area, since I haven't done one in 15-16 years. OMG! Land has doubled, almost triple in that area. The area has grown considerably, I just didn't realize how much. Curious if the stable owners realize how much land has increased in value. --70.158.xxx.xx

consider renting the land to the stables instead of selling. horse owners will pay more $ than a cow owner.... I know that bc I have done that. win win for you and the stables who can show owners the space their horses can run around in. --107.85.xxx.xx

a little different scenario but I take care of a family property of about two wooded acres in a rural/suburban area. Not sure why but this summer I've had several contacts wanting to know if we were willing to sell. Even though they say they weren't, I know they were all investors (a key give away is they offer to so generously pay all closing costs - hello ...only cost is the transfer tax!). All wanted to know how much we would take and asked a lot of questions with answers available with a small amount of research (zoning, utilities, etc). Since I'm not really interested in unloading at this time but would for the right price, I've told all of them to do their research, write up and offer and get it to me. Not a single one has.

Point of this babble is you've got someone with a reason who wants the land ... I'd figure out your long term intentions and then run several different monetary scenarios before they make an offer. --72.70.xxx.xxx
