Hmmmm... everybody is different. Each situation is different. I don’t think there is a litmus test.
Average landlord has fewer than ten units. Average renter rents from a landlord with more than ten units. ( I could be wrong on these stats, a quick check keeps leading me to stats for UK. ) But, how do those two seemingly disparate conditions exist? Well, there are a lot of landlords who ‘ dabble’, and a bunch of mega landlords with layers and layers and layers of employees, partners, silent partners.
Any advice one gets from a public forum needs to be taken ‘ with a grain of salt.’ Even the very experienced landlords who have done this for many years can learn a few new tricks from a newbie landlord or property manager. I remember when there were a lot of what are basically janitors here pretending to own the buildings. I could tell which were that because they had NO interest in the bottom line of expenses. Called one out too. He was MAD. But he got off the site. If someone owns a share in a building or series of them, they still have the worry and nightmares. If the advice turns out to be good, then I’m not sure if the person’s background is all that important. I can learn a great tip from a 1-unit guy just as easily as from a 100-unit guy. Similarly, I could pick up some great plumbing tips from somebody who isn’t even a plumber. --174.198.xx.xxx |

There are also a few actual landlords who tend to give bad advice sometimes too. So what? Are we going to police this forum now and make people show their property tax records to prove that they own more than their own property?
Who cares? If someone wants to ask about someone's "credentials" because of the advice they give, then so be it -- let them ask.
I've been questioned before. I've even been accused of not being a landlord at all. I explained my views and that I currently have 13 doors. The person apologized for the accusation and we moved on with life. No biggie.

All of us started somewhere. Some of us grow to be huge, others leave the business...
At one Convention one of the Speakers said they believed 10 (paid-for) SFHs would keep him comfortable. For us that number is a fair bit larger, about triple that. MYOB said they once had (a larger number, I forget how much) but sold back to 63, which is their personal comfort level.
But it doesn't matter how many doors one has or how long they've been doing it, if someone has a good idea it's a good idea. Sometimes fresh new eyes see or do things old-timers do not. --50.82.xxx.xxx |

In all seriousness, all good responses above.
Bottom line: is the advice helpful and supportive to other landlords? If so, we welcome input from all landlords (which I believe are the vast majority of those who regularly contribute) and we also invite and welcome input from trades, occupations and professions which can directly or indirectly add to the success of rental property owners.
However, if you do believe someone is consistently giving inaccurate or non-helpful advice or spam or you notice that someone is consistently making comments that are doing more harm to fellow landlords than good, send an email to webmaster@mrlandlord.com. Thanks.

There are couple of people on the Forum whose posts I try to ignore. But it is not based on how many units I think they own!
There are far more people on this Forum that I respect, and it is not based on the number of units they might own or manage. An electrician with no units giving electrical advice would be a valuable member of our club! A handyman who shares various tricks and techniques is welcome, at least to me!

When I read some posts here I drop my jaw-- cause I can't believe what I just read. With That said I also know what works for me may not work for you or others. I think that's imperative to keep in mind-- different laws- people- different tenants and different scams out there.

WMH NC Just to clarify cause some here watch for any mistake. We had up to 80 SFH's. We didn't "sell back" or sold back. I financed to the max then took all those proceeds and paid off many others. 60 to date.
When I went to refi 17 of the loans the lender said in order to do that I needed to miss payments (which we didn't want to do but was the only option)
So long story short we missed payments and THEY reported us to the credit B's. Now our score went from 780 to the toilet and no one would refi us. Welcome to the biggies. The VP at the lender accused us --- of fraudulent loans and threatened us -- he did this through OUR ATTORNEY who documented the whole conversation.
More to story but I just wanted to clear up how we went back to 63 from 80 before someone jumps my throat. --99.103.xxx.xxx |

Umm... I did not realize having partners was wrong.
I am in a few partnerships that benefit me greatly. Properly structures on paper and everyone understands their part.
And my handyman does the repairs, not me.

I like variety and options to find one that solves the problem(s) or can be handled in various ways. I can sort out what may or may not work for me. Keep the good ideas and conversations coming.
