Tenants gone bad,..other tenants complaining of late night (midnite-1 AM loud banging noises and Plus they are being belligerent, parking war problems,..etc

One tenant says they are making bad alterations ,putting up shelves, putting up cheap metal cabinets, bad paint colors that she has seen in the few rooms she was let in.Our contract says no painting or any alterations w/o written permission.

So these tenants won't let anyone in despite 24 h notices, In this days of no evictions, and courts are closed, and suggestions?

Two prior LL's would not comment on them,.I've found that this is getting common in these litigious days,..we lived too far away to check previous living space. They have excellent credit.But man has disability and as you know we can't ask about it, but one tenant says she found out he has PTSD and has really (in her opinion ) dangerous anger issues at times . However our agent says he was supper nice and polite when interviewing him,.at the time.

Hollis,

Two prior LLs not commenting is 2 yellow caution flags, almost a red flag.

A 2 Minute In Home Visit prior to final approval might have saved you.

I am thinking about including a chat with the NEIGHBORS on the next 2 Minute In Home Visit. "Are they good neighbors? Noise? Kids? Barking dog?..."

They came from out of state, not going to travel that far for a home visit. I'm finding more and more Ll not wanting to comment on tenants. I understand, I was sued by a former tenant that had a free lawyer to bring it to court. Ultimately I prevailed but it was costly to handle in in time and money. --96.236.xxx.xx

Hollis, so sorry you are going through this!

When we have out of town applicants, we've hired a Realtor for the 2 minute home inspection.

I've called the local Chamber of Commerce and asked for the largest local real estate office.

I explain to the Realtor what I'm doing and ask if they have time to get it done today. Each time we’ve paid $75.00.

The first time I didn't give very clear guidelines and the process was a little awkward.

Now I say I want four pictures- front yard (wide view), back yard (wide view), kitchen and living room.

If there are pets I want a picture of each pet. I ask the agent if there were any unpleasant smells (or pet or cigarette smells) or if they saw any bugs.

When a tenant becomes disruptive and disturbs other tenants in my building, I have a duty to take action. Especially when this effects more than 1 other tenant.

So I ask my other tenants to document each problem and mark it on a calendar. Time, date and issue.

Then I will give the offending tenant a verbal warning, followed up with an email or texted message outlining our conversation.

The next time the tenant causes the same disruption, I will give the tenant a "5 day notice to perform or quit".

Then after 5 days if the tenant won't stop acting out, I will have my attorney serve them with a Letter -- Stop, or you will be evicted.

Then after the next rental payment, we will start an eviction.

Verbal warning with proof. Written Notice with a time limit. Attorney warning. Then an eviction... Then tenant can't tell the Judge, "I didn't know I was bothering anyone".

My tenant would get drunk and howl at the moon.. I had a video I played to the court.... --47.155.xx.xxx

I'm not as generous as Renne! I pay $50 for out of town visits.

Google realtors in that zip code. I like little Mom&Pop offices. $50 to visit and report back within 24 hours.

I email them the contact info and ask for some photos and smelling.

The $50 investment gives me great peace of mind and has also saved me THOUSAND$$$!
