With the end of enhanced unemployment-- now will come the LL test of your plan for dealing with "I don't have the rent" or "I'm short on rent".

Most here have their plan.

Uncle Sammie's-- has their plan-- of course it doesn't cost them! Free stay at someone else property free for 6 more months. Politicians don't worry on this to much since their GATED communities don't allow rentals. Security guards keep renters out.

I know at 70 I'm really starting to get cynical.

NE --- RB's point? I have no idea what it was.

I do know that "THREATENING" no matter how sublime will come back and bite you-- not may come back-- WILL.

With what I've seen in MI--- RB is blowing smoke up our dresses. I have read all those steps back in 1990, 2000, 2010 and 2015-- good reading in books but bringing that biker gang to the door of the rental to get someone to move is fantasy stuff. Goes with the IRS 1099's bs also.

I have 2 non-payers from the group due on the 1st, but it's only the second, and a Sunday, so I'm not terribly upset yet. One is someone who always pays by deposit of money orders at the bank, so I expect I'll see that tomorrow.

The other one doesn't have a Covid-related job, and last month she paid on the 2nd, so I'm expecting I'll see that today too.

I have a third one but he's a ten year tenant who is leaving the end of the month. He is also the only one of our tenants thus far to actually get Covid that we are aware of. He didn't get terribly sick but bad enough, out of work at least two weeks. I fully expected him to not pay as soon as he gave notice. I'm sure he's thinking "Why bother?" He probably needs the money to move. We inspected his place, it's got a lot of wear & tear but no damage that we could discern with his stuff still in place, so we'll be taking it out of service anyway to refurbish it during September.

Surprisingly, his ten-year old security deposit covers August rent, and the water bill he will probably also not pay. --50.82.xxx.xxx
