I had written last weekend about 3rd time. Binder less than 4 days. YEAH!
Anyway, back to Helicopter Mom. I deal with Helicopter Moms all the time with my W2 job. But this was a first at a Rental property open house. I felt sorry for the young adults. I never really got to talk to the 'true applicants'. At one point I had to politely ask her/them to leave because they wanted to spread in the kitchen and she/Mom wanted to dominate the Open House. Seriously, Super, super pushy.
I lucked out...Sunday's Application was Incomplete. When I got home from the Open House my Inbox had multiple Completed Apps from other prospects. So of course the completed apps got kicked to the head of the line. Whoopee!
And since this is a small town, I returned the Applications and refunded the Fees with a nice letter stating how much I enjoyed meeting them, blah, blah, blah.
This business is never boring.

Ummmm......Shaun, you are doing OPEN HOUSES during this pandemic? Multiple adults in a confined space, no spacing between groups? I thought you were the one concerned about going back in the classroom, where there is one adult with children ( and, science has pretty much said children under ten neither get, nor transmit the virus. Exception of course for the rare child with certain medical disorders...)
I would think spacing out groups of prospects, with time for wiping between each group...
I am beginning to think of getting application before they see the house in person for a while. Liability protection. Though that would be less amusing than hearing/ seeing tenants just screen themselves out with behavior. ...
My grandkids NEED to be back in the classroom. Those smart little whippersnappers need to socialize! So, if you can do Open houses.............. --70.92.xxx.xxx |

Busy I never said all that...You said all that. In fact your quoted what other teachers in your area had said. Going back into the classroom with one adult with children.
This is a SFH. Not really an Open house, more a showing/viewing. I scheduled viewings apart. People wore masks. I had sanitizer and wipes. Everyone maintained social distancing. Other groups scheduled did a quick walk-through, picked-up an application and ask questions from a distance. Hence the reason why I finally ask Helicopter Mom group to leave. --173.31.xxx.xxx |

Busy, You did. I used Open House here because I figured it was more of a common term.
In invitation email I send out to the Preliminary Questionnaire that meet my criteria I use the statements I will be showing or available to view at X-Y time, etc... --173.31.xxx.xxx |

There was a posting some time ago about a prospect that was staking out turf on a house ( figuratively) to intimidate other prospects from applying. Don’t ya love it when they screen themselves out with pushy behavior? ! --70.92.xxx.xxx |
