Mike Ca posted in the LL's locking out tenants post that he is demanding written proof from past landlords of timely payments for 2020. This is being done as part of his screening process.
I think that is a very good idea and absolutely critical to screening right now.
I felt that tidbit needed it's own thread so it didn't get buried in the other one.

If a new landlord calls me and asks about the tenant's payment history, I will tell him the truth, of course.
But if someone called and demanded "written proof" of their payment history, I'd tell them to pound sand...
I don't mind a quick phone call, but I'm not "proving" anything to anyone in a situation like that.

John..., that's why you put it on the tenant to get the written proof from the previous landlord and you call the previous landlord to verify what's written down.

While i do not have any vacancies right now, i was thinking next vacancy i am going to ask for proof they are current on their rent. I will ask for bank statements, zelle/venmo records something. I have an old sale facebook ad for a rental that has been getting an unprecedented amount of inquiries. I have gotten more requests, like 10 times more in the past 2 months than the ad received in the past 3 years. Thank you ne(pa)...I am letting my tenants know that they can pay by zelle if they want to so they can be their own reporter. I received a zelle notice last night. Those who pay by check can have their postmark be their "report of timeliness". Just save the envelopes and read the mailing dates. De facts is de facts. It also makes it easier to levy late fees...if it's postmarked the third let them argue with the post office. I have grown tired of explaining that placing a letter at their mailbox is not the same as mailing. A few years ago a letter carrier informed me they are NOT obligated to collect mail from a residence...I remember telling him that service was half their company name. I ask my applicants how they pay rent to their current landlord. Their answers are usually by Check, Bill Pay or online app.
I then ask the applicants to provide the last 6 months payment transactions, via a download or bank statement.

I didn't do that, but for my most recent applicants, I'm getting a cosigner that owns real estate in my state.
In fact, as part of the lease, I'm sending the cosigner page to the cosigner, along with a copy of the real estate tax payment page showing the paid taxes for 2019 and the address, and asking the co-signer to initial that it is the correct property.
If anything happens, now I have THAT to turn over to my lawyer. :)
Normally, I don't bother, but I accepted one that is starting over after divorce, so not a student (and I rent mostly to students) and another who is a student but is older, a transfer student, and had credit history that is less than expected. But, the brother and mother are listed on the title to the real estate. In each case, the property has been held by the same family for 5+ years. --67.43.xxx.xxx |

I just added proof of up to date rent to my rental criteria. However, I don’t know that I would be able to detect a fraudulent receipt. It wouldn’t be hard for someone to come up with a fake Quickbooks or handwritten rent receipt. I use ClearNow so that would be great, but only if the applicant’s LL uses something like that. If it’s not EFT then a bank statement wouldn’t really help. They might pay on time but their LL doesn’t cash it right away. --68.118.xxx.xx |

I've been checking bank statements for rent payments as well as for deposits showing income. If there is nothing on the bank statement showing a rent payment (could be Zelle, or Venmo or check or anything in the right amount on the right date or before) then they haven't been paying rent IMO/IME. It's an auto decline if they can't prove rent payments. Recently I've received quite a few applications that have the 3 times rent but NONE of the paystubs or other proof of income show 3 times rent. That's an auto decline. It eliminates a huge percentage of applicants when you have the full bank statement, paystub (not screenshot of deposits), application and credit and background checks :) --68.104.xxx.xxx |

I say this with all kindness to my friend and colleague NE, but I do not think this is any different than normal screening. My LL reference check includes "During the past 12 months, how often was the resident late paying rent or only paid partial rent?"
If the land lord would lie to me on that, they will lie to me if I demand "written proof". My land lord refs are all on written / typed questionnaires already.
As Sisco said, you can ask for bank statements from the tenant for the past 6 months and should see the regular monthly rent coming out on or before the due date. A lot of property managers in my town now give copies of the tenant ledger as well from their accounting software, so I can see rent payments, late fees, damages charges. Very handy! Rather than ask the LL (who often lie, even those we KNOW within our own local assoc)
ask the res to get the printout.
Problem: MANY LLs do not keep rent records. It’s just in their heads.

The majority of my tenants pay with money orders or personal checks. I don't necessarily deposit them in the bank they day they arrive. Long term tenants, I may even wait up to a week until I get around to going. --72.70.xxx.xx |

How would you deal with someone who is unbanked and claimed to have paid the prior LL with money orders or even cash? Receipts could easily be forged by the T.

Just in case you want to decline the applicant, you can always tell “waiting for a proof”.
If someone can show it to me, it will add a couple points to the application.

I just think that if you get this from the tenant, it could be so easily faked. In other words, the bad ones would just cheat around this anyhow.
It sounds to me about the same as asking a tenant for a copy of their credit report. We've discussed here MANY times how that is a horrible idea.
