I think I mentioned it before, but if you have Foremost insurance on your rental property you can access Properly Rent for FREE.

The plus here is you can create your vacant listing inside of Properly and it will push the listing to Zillow, hotpads, etc and you don't have to pay Zillow's fees.

Now Properly Rent has management services but I have not used any of their perks other than a back door to get listed on Zillow.

It also gives them(insurance company) notice that your property is vacant. Your coverage will be reduced after a short period of time(mine is 3 months). With all of this COVID garb and eviction moratoriums going around and the fact that you will need to tighten up your screening, how long will it take for you to rent it out? --73.120.xx.xxx

@RR78 (VA) I have never personally rate shopped. I have an independent insurance agent and I am assuming he is getting me the best deal. Maybe I should ask him in my spare time. Before I used him I had my personal home insurance agent with Progressive give me a quote and I don't remember what the response was other than the independent guy was better.

@6x6 [TN] I don't think they communicate that way but I could be wrong. Different websites, different platforms. I haven't had an issues with foremost. No claims though either.

@Gene [OH] I am interested in your assessment. Let me know how it goes with it. That's all I am using it for. I already have my own system of rent collection and screening. --65.188.xxx.xxx

For those of you who are using Foremost, do you have your personal home insured with them as well?

When I tried to get a separate ins.co. for my rental or another property other then my personal home, I was told that I couldn't do that by the ins.co. --73.120.xx.xxx

Your state may be different, but I have Foremost for a couple of rentals, Safeco for my personal insurance and other companies for some other rentals.

I also ask my insurance agent to shop around every few years to see if I can get a better price. Once they find you the best price/company, they don't usually shop again unless asked. --108.4.xxx.xxx

We are insurance poor. My husband and I have 15 rentals and pay various companies over $3,000 a month for insurance. Foremost has some of our rentals - two houses that are almost identical are priced very differently. Both are 3 bdrm 2 bath manufactured homes in the same county. One is $70 a month, the other is $140 a month. I asked them about it - and was told that the cheaper one was priced wrong...I think $140 a month for manufactured home is a lot for insurance. Erie gave me a really good price on one home, but sticks it to us on our own home and our car insurance. Windsor Mount Joy started out good, but has changed things and the rates keep going up when we've NEVER had a claim on anything...I really wish we could do without insurance, but you gotta have it.

I shop for insurance almost yearly now. I have gone through several agents because if it. I don’t want the cheapest insurance, I want the best bang for the buck. That being said, I have had several agents that have put only very specific properties with Foremost. These are always vacant properties that are slated for a rebuild or demo but there is a holdup. Like a tax sale that has to wait a full year or a property that is going through the zoning board for approval. Once it converts to the building phase they always go with a different company. U SS ually about $1000.00 a year and is liability only. --68.118.xxx.xx

All my rentals are with Foremost for many years. We are in TX filed several hail and tornado claims with them, pretty good, never had any problems. Had almost 8-9 new roofs and fence repairs done from these claims, premiums are reasonable as well, no big jumps every year. I only have building coverage with them, buy separate liability coverage from another company. 90% of my policies are at 1% deductible. Yes, I would recommend them. --70.119.xxx.xxx
