This is first time. This home is in HOA. I got notice saying that I can't place for rent sign in my yard. I can only put one inside my window.

This HOA thing is getting out of control. --70.158.xxx.xx

Years ago I put up a For Rent sign on the front lawn of my duplex in Beverly Hills. When I came back, it was broken in two and in my trash bin. Apparently City of Beverly Hills passed an ordnance, unless you pay for a permit no signs are allowed.

When an owner of a condo has a vacancy, they cover up signs posted in an allowed common area with a 2' x 3' sign. Others, non board members, can only use a smaller sign, less than 1 square foot.

I have dealt with that in the past as well. I found that I was able to rent those properties just as quickly as the ones where I put out signs.

I stopped putting out signs for many years because they seemed to draw only tire kickers. It seemed that the signs mainly attracted nosy neighbors and people who had nothing better to do than drive around looking for a property to rent for next to nothing instead of going to work.

I now put out signs with my web address on them. There, if they will take the time, they can find out all there is to know about the property and if they'd like they can schedule a viewing and gain self-access almost immediately. --70.178.x.xx

Have had very poor results with for rent sign where wanted right away without thorough credit checks along with signing up for utilities. Advertising a few different websites and sometimes newspaper ads will get better tenants. No credit check on all adult applicants then they walk. --147.194.xxx.xx

Sidewalk chalk on the side of the building? Park the car in the driveway with a magnetic sign on the side? A blow-up Santa in the front yard holding a "Have a Merry Christmas by renting this house"? I can think of all kinds of ideas that would send them running in circles around their silly rules. Make me take one down and I will just replace it with the next until they give up in frustration.

Seriously, I don't have any restrictions and I haven't used yard signs for a couple of years. Just list it on-line. When I was asking where applicants heard about the property, I rarely had one say from the yard sign. --64.130.xx.xxx

HOA is God but that is what you signed up for

I have a few feather banners and town official came by and said that banner was illegal

We had a polite discussion

I said if my "banner" comes down....... then the Town has to remove their "BANNER" across the street for fire dept fundraiser

She said she spoke to town selectman and they sent letter saying it was OK

that is the way things happen in REAL AMERICA --24.62.xxx.xxx

I think the ban on any sort of yard sign is pretty typical in a HOA.

We haven't used a sign in years and years anyway. They only drew people who didn't know how to use a computer, who never turned out to be the type of tenant we were looking for.

In fact, I will DQ a prospect these days who doesn't know how to use technology. It becomes a hassle to communicate with them. --50.82.xxx.xxx

I will put a sign in the yard sometimes, but more and more I don't. They just draw tire kickers. I think when (if) I have more signs made up, I will not put a phone number on it and put my web address instead.

In this instance, I'd probably put a sign in the window and market the heck out of it online. I would possibly consider a for sale sign in the yard as well depending on how the history with the HOA was. --68.102.xxx.xxx

Haven't used a yard sign in 10+ years. It's a "I'm vacant, please break into me" flag to every passerby, and I found that signs also typically attract the lowest quality potential renters / tire-kickers.

My 2 cents is forget about signs and post online ads only. HOA can fine you, so I wouldn't tangle with them if those are the rules. --107.216.xxx.xxx

These days, I prefer that people don't know which house is for rent and possibly empty. So I don't put up signs for rent. However, I would never own property with a HOA, anywhere. There are enough government restrictions, so why would I want to add neighbor's restrictions.

I like the blow up santa idea, and of course mobile signs on vehicles are usually allowed. That is how many in our town get around political sign restrictions. A big sandwich board in the back of a pickup or on a small trailer, a banner on an RV. (here today, gone tomorrow and back the next day!) Now that they make vehicle wraps, you can actually make it look like it is painted on the vehicle instead of just a magnetic sign.

Are flags allowed? hanging from the porch? Maybe a clothes drying rack with a for house rent pillowcase drying. Beat them at their own restrictions. --108.4.xxx.xxx

I only own one property w/a HOA and it's for a family member, not a rental, per se. No rentals permitted.

No yard signs. No blow up santas. Nothing on porch except chairs and table. No signs on vehicles except tradesmen who are there temporarily. No parking in driveway !!

For sale signs go in the living room window and garage window only. They sell in less than a week. --72.70.xxx.xxx

Deanna, I still write paper checks and use USPS. I don't have credit cards and don't want them. I shred all mail with personal information. I don't do social media and don't want to. No ID theft problems. No need for life lock or any other money pit like that. If they are contacting you that someone is using your identity, isn't it too late at that point? The biggest problem I have with tech is it has gotten to the point that you have no choice but to use some of it or you can't do certain things. I agree that there are advantages to it but there are a lot of disadvantages as well. If there is ever an EMF problem that shuts down all electronics including vehicles then what are these tech people going to do. My 1967 Deuce and a half will still run. --73.120.xx.xxx

Matt,

Thank you for the reminder why I do not invest in HOA neighborhoods!

I predict HOAs will get nastier as our society is moving that direction quickly. People in nice neighborhoods don't "protest", they just get tougher and vote in more rules.

Linda,

Inflatable Santa! I LOVE IT!

Side story: Father in law was the "violations letter" sender for his HOA. It was a rotating job and this was his year.

He had to write a letter to his next door neighbor, with a driveway parallel to his within spitting distance, requiring his neighbor to remove the riding mower from the driveway.

Another letter to a high dollar builder. No commercial vehicles parked outside (like his pickup with company name on the side). The neighbor had to park the truck in the garage and park his Mercedes outside.

One Thanksgiving we stayed overnight with the kids. Lotsa family in and out so I parked on the street in front of the house - a dead end culdesac so no traffic.

The security guy had to knock on the door and FIL had to prove we were legit.
