I've been gainfully employed throughout this pandemic mess, but that changed yesterday. I've always saved my 9-5 income and lived off real estate income, so money shouldn't be a worry. But now that I don't have a day job or a house to work on, I'm a bit lost on what to do with my time off.

Now will be able focus on improving efficiency of rental properties. With more free time can look at shopping at a few different Habitat for Humanity restores for supplies, tools and appliances. Why pay full retail for anything. Insulating all the heating pipes and hot pipes in the boiler room area will produce savings over the year. Cleaning out all the dust in copper finned radiators along with installing reflective tape on top of the fins will radiate more heat into the room. Sealing up all air leaks along with weather stripping on doors, windows. Every dollar spent on insulation upgrades over time will continue to get the money back and then some. when I was faced with the same issue back in Nov of 2001-- i felt like I NOW only had one job-- rather than 2. Eight hours had been lifted off my back and felt lost.
I sat back and said to myself--- what can I do to make it better today-- what could I accomplish.
I've done that every day since that Nov. It doesn't always have to be about RE either. Travel was big on the list.

It's too soon to tell.
Take a couple weeks to just sleep in, watch TV, do yard work - whatever you feel like at the moment.
Then start thinking about what you care about: do volunteer work at an animal shelter or food bank, travel & visit family, find another house to work on - or improve your own.
Buy an RV!

Good advice from all above, just wanted to add, now could be a great time to teach any kids/grandkids how to do this Landlordy stuff, if you haven’t already. They don’t have to be all going-ho and totally immersed for the lessons to carry forward into adulthood. Both my kids are now gardeners, grow more of their own food than I ever did. Congratulations! I know what you mean, I took the plunge in 2018. The first few months felt strange, almost like loss. It took a while to find the new norm. Spent the first couple of months doing all the stuff I had put off at my own house on the schedule I wanted to work at. Within about 4-5 months I had pretty much settled in.
Now days are filled with volunteering, lots of vacationing, visiting with friends and family, and some time working on the business.
So, while you may struggle with what to do short-term, don't worry, rewarding things will just naturally fill in the gaps in the coming months. --50.26.xx.xxx |

Retired from my day job 2013. My retirement, financially and emotionally is good - I consider my self very BLESSED.
As WMH noted:

Now if I have some repair on the rental houses I can do it myself or higher it out. If I do it - it is slow and easy.
One thing that no else mentioned that takes a day or so of my time during the week is dealing with elderly parents.
My mom recently passed away - had to get rid of all the stuff in the house - what a job - now I am prepping to sell.
Also I am the trustee for my MIL who has alzheimers - she has farmland and money with heirs - some who help and some who do nothing. It can get very aggravating when dealing with heirs.

Start a vision board/bucket list. It’s time to make your dreams come true!
Since I began to do this, I’ve done things, gone places that I thought I would never accomplish.
What do you want to do?
Make a list.
Some things I’ve accomplished...
Sleep in a castle
Sail the BVI’s
Paris, London
Hike 14ers
Buy a convertible
Meet several famous living artists
Write a book
Helped my family with money/time
Falconry, flying owls and falcons
Still to do......
Learn to fly
Italy, Egypt, Tokyo, Tahiti
Machu pichu
Ranch
Ocean front property
Horses
Etc...
The key is to have a big list AND look at it every morning and evening. If your mind is “primed” to look for those things, when the opportunity comes up you’ll be ready to go with it!
If you don’t know what you want to do next, try googling bucket list ideas. You’ll find lists of things there that will remind you of what you once wanted but forgot about.
