Craigslist first b/c it's still free. But I agree, I only tend to get 1 or 2 good leads from there, the rest from CL are (close your ears, Jeff) - "Is this still available?" Then I use Zillow who syndicates with the others (Trulia, Hotpads...). Although I find their lead response system annoying (everyone pushes a button to request app. or tour and we need to walk them back through our pre-screening , this is where I tend to fill my vacancy from, so I'll take the good with the annoying. I still use Zillow and Craigslist. Recently, I tried Facebook Marketplace; huge, overwhelming response. Online Pre-screening questions narrowed that field down quickly.
My attitude is all of the above.
My goal is to advertise and get it rented ASAP to a qualified resident. If it ends up costing me 10 bucks, so be it. Application Fee, Pet Registration Fee, etc... all help to offset 10 dollars.Plus cost of Advertising is tax deducible. --173.31.xxx.xxx |

I think law just changed here in Co that screening cost for applicant had to be exact amount charged, but I've also heard there is a "go-around" in terms of language. I tell you what it annoys me when rules/laws the "exact amount charged to you".
Here's why...the paper and ink in the printer is not free.
Having internet, computer security, etc... all cost $$
Lastly, my time is worth money.
I feel the same way about Security deposit. The tenant agreed to do X,Y, Z before moving. Only they don't, so if I have to organize my Cleaning Lady, Maintenance guys, Carpet cleaner, Pest control (if pet was there), etc...Therefore, it will cost you more.
I am not running a charity. I am a school teacher, my students are my charities.

craigslist. their ad response is their audition. i state in words of two syllables (or less) that they need to reply with their FULL NAME, a real PHONE NUMBER, the number of folks in their group, their pets names, and a REAL EMAIL address. this audition has no do-overs. if the response comes back deficient i set it in a file marked "CAN'T READ". here's a perfect example of the exact way to get filed there...

unless ones property is in one the several rent control neighborhoods, in calif the laws are really not tilted to tenants AT LEAST UP UNTIL COVID. i can charge $39 for screening. my hard costs are less than $10 inclusive of a real credit report. if we choose a poor tenant i can say that 90% of the time it's our own fault. i get calls all the time seeking LL advice and before i say a word i ask them to send me the rental application AND the credit report for the problem tenant. the vast majority of those folks have neither and were fed a BS rap by someone who was more clever than the one off landlord.
paper and toner. c'mon, we're in business and those are elemental costs of doing business. if your profit margin is so slim it requires you to consider internet access, paper and other core costs you need a new business plan with more meat on the bone.
here's a tip i learned WAY back when...THROW OUT THE INK-JET PRINTER and get a name brand laser printer/scanner. i saw one at costco with a sheet feeder for $189. toner carts last for months and months and a spare is about $20 --66.27.xxx.xxx |

We find the poorest reponses and least likely to pass screening is from Facebook. The largest waste of time for production.
Secondly is all of the others which pull from our site such as Zillow, rad pads, hot pads, zumper, etc. Too many don't actually read the post or are just shopping and not buying.
I am glad Zillow won't be scraping our information going forward.
Craigslist continues to have the thriftiest and best qualified showings resulting in leases. That is where we compete - the best quality units for the money. Not always the flashiest or the newest, but the cleanest and updated where it makes sense. And we excel with the best customer service around and they see that in our response times and personal attention in showings.

The laws are probably tighten everywhere!
I learned a couple years ago that placing an ad on Facebook, in the garage sale section, will receive help from someone at Facebook and your ad will soon be recategorized in the correct category.
With the pandemic, I am simply not advertising until I get my video in place. I always for the past 5 years have used the video and I have not less than 14 questions that any one must answer before I consider doing showing.
I put a long list of qualifications in my advertisement. Yes I do get fewer calls, but I up the quality of those calls.
Requesting their name and their phone number as well as email address is a very good thing. And when they don't answer, neither do I!
After all they need what I've got, as a landlord, your job is stay in control! This was so stated by the landlord more than 25 years ago. Sorry I'm dating myself!

Postlets.com, but I just went there and see that they are owned by zillow now. Advertising there used propogate to zillow and many other sites.
Paying a few hundred dollar bonus to your current tenant to find somebody who wants to move in works sometimes too. In that situation, its about two days from old tenant out and new tenant in. That time is for cleaning etc.
For one of my rentals, there is a realtor that lives in the complex. I inform him of an upcoming vacancy. If he finds a tenant, he one month's rent. I don't consider that a bad deal because the until could likely sit vacant for a month. Old tenant out and new one in after two days. --129.157.xx.xx |

I got sick of answering questions like what is the deposit etc. I leave a very detailed recording stating income requirements, security deposit, first months rent, no violent felonies etc. Then state to text me via my google voice number if they are still interestetd.

Thanks for the tip on Rentlinx, will check it out. I agree Zillow has a very annoying response system. I am workiong on not allowing myself to get annoyed lol. Right now I am liking Turbo Tenant. Unlike Zillow, they are a breeze to work with, they have online chat help during business hours I think so you are not waiting for days to get your question answered, a prequalifying questionaire built in and they syndicate to zillow and 40 or 50 others including facebook. Not sure why it is not mentioned here.
