So I'm considering... selling vs property management.

Leaning (hard) toward selling. I have questions. 1) How important is having higher rents a factor in capturing top pricing in sale of property? I've been great with pricing remodeled units at top of market but have tended toward nominal raises for my long-termers. Felt fair also as their units had not been updated. So (12) updated 2B/1Ba units 825-895 and non (4) are 700-720. Considering raising rent at beginning of year but w/Covid and economic circumstances, a little hesitant. 2) Is it optimally important to do as many repairs and complete projects or defer? ie: I switched one 4 plex to central air from swampers on roof. Took swampers down but patched roof with sheet metal 2 yrs ago. Figured I' wait until hail storm or.something to replace roof. Other 4 plex, I switched to mini-splits this year but left old swampers covered on roof figuring same. Also, mini's replacing baseboard heat.. Huh, do I remove and patch old baseboard heating? Will potential new owner likely want me to do these to completion? I'm feeling whiny. Come on! I just put in new AC and mini's! --172.58.xx.xx

I have been told that to sell to an investor at a better price, the rents have to be higher to make a good return on investment. So having an empty unit and jacking it up before the sale might be a good idea. I can't nickel and dime tenants either to get rents up because it's better to keep people for a long time than lose two months rent every two years. I sold a duplex earlier this year. Had multiple offers in less than 24 hours and sold for above asking.

One side had been recently vacated, other side occupied with excellent long term tenants.

When I knew I was selling I extended current lease by six months because I knew it was below market. This way a buyer knows they can increase the rent if they want to without waiting too long. I also put a small $200 early termination fee in the lease so the tenants could easily move if they didn’t like the new owners or feared their rent might be increased beyond what they were willing to pay.

I agreed to credit the tenants with $100 at closing for their cooperation with inspections, appraisal, etc.

I also chose the buyer I felt would be the best landlord for the community and for my existing tenants. Chose the buyer who would be occupying the other unit and not the out of state investors or local slumlord whose first request was to see the existing lease so they could plan for an increase. --216.186.xxx.xx

Spend time and money on your accounting. Make the balance sheet, P&L & cash flow statements And tax returns so that no explanations are needed.

Have them bound, include good pictures and an overview of the property.

Had you raised rents earlier, your property would be worth more, raise rent now, and hopefully the recent increase won’t raise the investors eyebrows. --67.43.xxx.xxx

We have found when selling a rental property (SF or Duplex), if the current tenants are poor housekeepers, it is best if the unit(s) are empty. We tried to sell a SF a few years ago -- the tenants would not cooperate on keeping the place presentable, even with incentives. You can clean it up and get it ready to show. In HOT markets such as Los Angeles, Units - 2 or more, resale value is based on INCOME. You take the gross annual rent and then use the going multiplier to determine market value. Location and condition can add or subtract value from those numbers.

Even the president doesn't share tax returns. I have no interest in sharing that. Is this required? I thought it might be more based on what Robert said, just based on rental income. Drew, you are selling an income stream. A buyer of an income stream will require verification that what you have stated income and expenses is true.

Absent proper accounting a prospective buyer will look elsewhere.

They will ask for 3. If you have 2, they will ask for a plausible explanation , if you only have 1 year, yet have owned the asset longer- they will not accept only 1 year...of course if you lower your price sufficiently, they may consider.

On more point, they will closely scrutinize 2019 tax return ; comparing it to P&L, they likely won't look as closely at 2017, 2018.

I was just offered a package deal.

Leases were written on a variety of random paperwork. One looked like a copy of a hand written lease on a paper sack. There were NO K-1 or Schedule E forms to verify income.

They CLAIMED they were cash cows bringing $550-$700/mo per unit paid weekly. They forgot to mention that they had $375/mo in utility allowances.

I told them I couldn't offer more than $13k per unit since there was no way to verify payment history and I was basically going to have to use MY lowest numbers to calculate value and would have to expect 100% turn over as we updated leases, cut out the free utilities, and rehabbed.

They couldn't understand why we low balled the offer and the stated income wasn't good enough. Heck they wrote it out by hand on the back of an old invoice for plumbing parts! LOL We call this a "Pig in a poke" out in the country.

Looked at another deal that was professional with spreadsheets of income/expenses going back 5 years, 2 years tax returns, and estimate of when capital expenditures were expected. Easy deal to analyze. Would have bought it if we could have gotten the price down a bit to make my % returns better.

Moral of the story.... hire an accountant to clean up your books going back a few years. The cleaner and better your documentation the easier it will be for buyers to calculate their ROI and make an offer. --137.119.xxx.xx

A more sophisticated buyer will likely want what Sisco is suggesting above. But you may find other investors that are quite interested and all you have to do is write "Recently Updated" and "Rents Well Below Market, Lots of Room for Increase," which along with your accounting ledgers will be enough for them to be excited about the property.

I would suggest interviewing two or three RE agents who specialize in multi-family/apartments and asking what they recommend. Some areas may be very soft regarding proof through taxes, etc. while others it will be expected. That's where a decent agent will be able to help you decide what might work best for you in your particular circumstances and why. --73.25.xx.xxx

Drew, sounds like going to convention, or to Jeffrey’s bootcamp would give you the stick-to-it to go for the long haul.

Yes, this whole CoVid 19 things was a big hullabaloo, and early in in your renting career. But, we’ll weather this. You are in an excellent state for rentals, even if the laws seem as if they may be against you. Yeah, a lot of millennials out there who don’t know how to handle crisis YET, and maybe some of them panicked. But, you can persevere.

As I told Sorta Blonde, we listened to one of the very successful real estate professionals at convention a couple of years ago. This person ( I have poor memory for the details, such as names,) but, this investor got started at all the wrong time, made bunch of mistakes (mistakes = learning opportunities,) AND kept on.

On the other hand- my husband and I usually plan out our improvements to our own house each late winter or early spring. One thing we have noticed, a lot of little items get put off and put off until just before we sell and move ( we were military). So, now that we were in a place we intend to stay till our bodies are hauled out, when doing our late winter planning session, I said to hubby, “ Let’s get the house ready to sell. Then DON’T move.”

Sounds like it would be good for you to get your books and your properties ready to sell, then KEEP them. Your business will be all the better. --70.92.xxx.xxx

Busy, LOL, "Let’s get the house ready to sell. Then DON’T move.” Yeah, maybe like that for me too! And yes,, maybe bootcamp (IF I'm staying in lol). I'm not so early in. Starting 14th year with 16 rentals. I've been a rock star with many aspects - Remodeling, drawing high end of market rents, and solid screening, leases, and tenant communication. Got into bad habits around maintenance documentation, accounting, and financial records(see: sloppy) and now it's just time. Yes, Sisco and Hammer. I read that example. Makes sense. And you're probably right Sisco, I should be able to pull it together with some framework and accounting guidance. Have just gotten overwhelmed and humbled as I'm in the beginning w/no frame of reference around these types of systems. Like a new language. I did have my call with Buildium today and Holy Sticker Shock! (I'm looking for a software to help me stay better on track proactively). I thought it was $47/month(and thought it was expensive lol) but I guess the ones with the features I want starts at $156/month! Demo in a few days. old chinese proverb, buy, no sell. i'd give it a run with a property manager to see if the reduced time requirement makes it better for you. if the improvements you made are in excess of what the typical tenant requires then learn from that and stop making them like YOU'D want them and make them basic and typical for that 'hood. with that many units the new owner may have plans for the units so DO NOT extend leases. let the new guy make his own business plan. pro-forma (prospective) rents are often used by buyers as they analyze their deals. do not hamstring them with long term leases --66.27.xxx.xxx

I was disappointed with John Hyres’ system, as I don’t bother with Quickbooks. Too few rentals, I like to just pencil and thirteen column my figures ( craptastic typist. Too many mis-typed figures. Blech!) But, it did seem a good resources if one uses Quickbooks.

I’ve owned 4plx since ‘04, paid 80k per unit and have only painted, repaired And fixed prior deferred maint for years now(1960 all brick building never vacant) I regularly receive offers at 250k per unit. Similar props I’ve seen CA money come in and remodel with granite and high end finishes and split them into “condos” ~800sf each selling @350k! In downtown it’s about location, parks light rail walk/ biking and parking. --71.211.xxx.xxx
