State Specific Question About: GEORGIA (GA)

Have you ever purchased a auctioned property (auction.com, hubbub etc) and had a tenant/or previous owner still occupied how did you handled this situation? I am in the Atlanta area however interested in purchasing some in Tennessee as well.

I have bought probably 10-15 with tenants and a 2-3 with former owners.I go knock on the door and tell them who I am and tell the tenants I expect to be paid rent starting now and generally they have and former owners the discussion tends to be more along the lines of when they will be moving. --104.229.xxx.xxx

How far from the GA/TN border are you? Are you, like, Savannah thinking about investing in Memphis? :) Or are you more like Trenton thinking about investing in Chattanooga? :)

I tried once, but it was an unrealistic price. I would have paid $x, and put an equal $x into getting it back on its feet. Their minimum bid was 3x, and it got no traction.

It started off as a bank foreclosure. They loaned too much on it, so when it foreclosed, no one was willing to cut their losses for them. They ended up selling it to HUD. HUD sold it to an "owner-occupant" in early January... who has been trying to flip it for 6x since early February. He's actually a realtor who lives 400+ miles away.

Yeah, good luck with that.

So-- moral of the story is, buy in the market you know, and buy close enough for you to manage. --96.46.xxx.xx

Adrienne [GA]) that's my point exactly. I should give up what I've spent years learning? Do it the good ol hard way-- go down to the auction / foreclosure or do research at the court house. OR Spend the money on some books covering the subject.
