I went to my rental yesterday for yardening and the tenant had brought in an imposing storage building; locked and sitting prim and proper positioned strategically on the 2.3 acre lot. This was my first notification. Isn't this a fatal jab at something off the table? Shouldn't I give notice. I would checking local codes and ordinances to see if this permitted. As well, I would looking into how much more rent you can charge for this expansion of use beyond your original agreement.

How big is this building and how is it erected? If it is just set on blocks or the ground, they can probably take it with them when they leave, so it isn't a permanent structure. If they don't take it, then you get a storage building when they leave or you can charge them to remove. As long as the lawn isn't ruined or trees taken down. I personally would let it go if they are good tenants. Maybe say something about being notified first or moving it to a better spot if it is in the way.

If it is their storage building you don't get a key (until they leave it!) You don't get a key to their car they park there.

If they built a barn or garage that is another story... And if they are PITA tenants, then another story as well, for me.

After a tenant tried to erect a canvas huge canopy on the asphalt driveway (common area) to shade his car, I had to modify my rental agreement to include: "No structures of any kind will be erected by tenant on any part of the property, to include but not limited to: storage buildings, tents, shade canopies, car canopies, sports equipment (such as basketball hoops, tennis nets, batting cages), fire pits, brick BBQ's or any other structure (permanent or temporary), without prior written approval of the Landlord". I also added later, NO above ground swimming pools. For safety reasons and I pay for the water. Saves a lot of hassle and no more surprises. --72.199.xx.xxx

2.3 acre lot. Seems plenty of room to park a storage building. Does it look bad? Ant reason they are not allowed to use the whole 2 acre lot?

Also dont see why you should have a key.

I myself would not mind at all. Maybe a possibility they move and you get a free storage building to increase the value of the property.

Or they move and take it with them.

What are your damages either way?

Dont see much if any downside to this problem. Are you just looking for one.

While it might have been nice to have been asked, I think a storage building on skids would be considered personal property and none of your concern unless it is improperly placed. It shows two things: probably plans to stay awhile and also that he intends to take it while him when he goes.

We had this at one of our small cottages (although they asked first) but when she moved, she asked if we wanted the shed. We did! We bought it from her for a small price and all was well. --50.82.xxx.xxx

Scott possibly but I haven't worried about taxes which were highly affordable before the let down the gate.

He doesn't seem highly stable; divorced with a son/grandson, but highly competitive.

My old crib's locked and the "groundskeeper" keeping the key.

The shed has got to go. You must give notice to cure as with all violations. A time frame for the tenant to fix whats wrong- say 10 days or 2 weeks-- if not corrected you are notified the lease is terminated and you will need to vacate by the end of 14 days.

Don't worry about it? Yea don't and you'll soon be taking orders from the tenants cause they feel you don't care. Why even have a lease? I don't get some of you? MYOB, I see your point, BUT, that would be my advice just to THIS poster. Most landlords have either: a tighter rein on activities that occur on their properties, thus wouldn’t have unexpected sheds, or skunk farms, or... OR they are more the type of landlord who is a. ‘Live and let live ‘ type, and wouldn’t be fazed in the least by this. This poster seems to be an odd combination of the two. And posts rants using BIG words,odd phrasing to show off literary prowess.

Possibly, OP (original poster) is just whinging a bit. And that’s all good. I like a good a good rant myself. It’s a bugger when tenants get the bit in their teeth and run with it. Gotta rein ‘em back in, but sometimes it’s just a fun ride. Long as they know who locks who in the barn at night.... ( speaking in metaphors, as live not oft is prone to do...)

Live not, it is a pain when tenants live their lives. Especially on a couple of acres. What’s next? If’s it was me, and of course it’s not, I’d gently comment on she’d, see what other plans they have. And steer them to proper choices. ... but, that’s just me.

No need to tell me off, I’ll go back to riding the trike down main street with Vee....good company ...

I'm not sure about 'property taxes' but my Homeowners Insurance bill goes up every time I add something to the yard. Latest was a metal frame, 'greenhouse' structure (very flimsy, that the tenant erected and then threw a huge plastic sheeting over it. He never fastened the plastic and it blew off, and now lies on the opposite side of the yard. Framing was up for 2 weeks and then dismantled by a friend and trucked off to their house. Plastic STILL crumpled against the fence after a month. I'm wonering if my Insurance Agent is sending up Drones to look into back yards and find new stuff? I never see anyone coming to inspect but somehow, the new stuff always appears on my renewal bill. Hopefully your Tenant's new huge shed won't affect your Insurance! I had a tenant who tried to move a friend into a small 8x6 storage shed I provided. Had to again modify my lease to say NO living or cooking, etc. in storage sheds. I have no idea what this means. How does a tenant moving a shed onto a very large parcel constitute getting his hooks into the LL? I am missing something.

And I understand the term "habeas corpus" but "precipice" doesn't seem to fit. And habeas corpus has nothing whatsoever to do with this situation.

Finally, I do not understand the usage of "white collar" as a verb, especially in this context.

But a small greenhouse? Wonder if the insurance carrier assumes it is a grow operation and theft would be more likely.

I apologize, sincerely sorry for those in zones where this kind of gravitas is common. It has to do with banning minorities like gay ppl from owning property.

The prospective tenant sends a dumpster fr 25 mil before a preliminary interview.

The tenant has keys to doors but hasn't given my any.

The tenant deducted $80 monthly for pest control and didn't have any receipt.

The tenant was run down in the hwy on a bike and traced his outline on the pavement at the drive.

The tenant has a poor rating on BBB from a job os his handyman operation.

The tenant is in the national guard meaning he can't be evicted if engaged in active duty

The tenant works part time at the sheriff's training K-9s.

The lease clearly states no alterations or additons are allowed.

The tenant refuses to ring the door bell and slips the rent under the door mat after closing often.

The tenant could be allied to the proprietorial realtor who throws ppl out of house and home to feed voracious tradesmen needing work to feed their spawn.

This man sought out the groundskeeper thru his girlfriend and I allowed him since he was known to the groundskeeper: SCREAM. He even changed the locks. This neighbors a 22 acre "farm". The property was gifted me in '83 where I grew up by my mom a war bride. Real estate here's unbelievable -5pm somewhere.

Sounds like you have a very poor relationship with this tenant.

I once had a tenant build a 10X20 shed...at his expense...and leave it behind for me. It's pretty nice and has been a big drawing point for future tenants.

But in your case... I'd end this guy when his lease is up. But before that, I'd at a minimum get him to sign that he is either leaving the shed or restoring the ground under it.

The sheriff's son shot two pit bulls owned by #1. #2 stuck a childs' gym set over the septic tank and consigned to #3 who was an addict, opened a junk yard. Life's a pandemic. We have to keep evictions accessible because, in this case, with personal finances unstable I could bankrupt.
