By now, most States are 100% behind the Ts. That means 0% behind the LLs.

A month ago, a few members here in this site were mocking CA LLs, saying things like:

- You voted for your governor, mayor and legislators, now eat it.

- You get what you voted for.

- You keep voting for the same people but expect different results?

Reading the postings coming from various States these days, it looks like you mock until it happens to you.

I've always said: Coming soon to your city.

I have always said, you can't give government an inch, because they will take a mile. I think the stay at home idea is a good one, I almost wish they actually quarantined the NYC areas to keep this from spreading upstate. I think businesses have to start doing more "no contact" sales, internet sales etc.

However, I see government starting to take that mile. I am actually surprise NY was not the worst state. But to only allow stores to sell what the government decides in necessary and close off the other aisles, to tell everyone in the state they can't even drive to another house unless they meet certain conditions, to require certificates of immunity to be able to move about. Those are all going to far.

I don't like the people who blow this virus and pandemic off like it isn't more than a cold or flu, but I also don't like the government using it to keep the citizens in line.

Politicians always look for where the votes are. Giving away things to get those votes has happened all through history. Giving away something that is not theirs is even better. Sometimes I think we should go back to the old days... "you didn't pay rent, I shut the water off on you, and throw your stuff out on the street, before I change the locks". Don't walk around in a public place while a stay at home order is in effect and a pandemic is raging. If you do you might get fined. The longer people ignore these directives, the longer this will last.

If you are living with an infected individual but your job is essential and you are required to work, you or they or both may need to be quarantined for a few weeks. The exponential rule still applies so make good choices. If we can't get this under control they may start door to door.

If you are visiting an essential business for non-essential reasons all you are doing is putting people in danger. Buy your vegetable seeds online this year and keep people safe.

I think the biggest misconception the tenant population has is that they will somehow be given free rent, like it’s some part of their stimulus and they won’t have to pay it. It will still be owed BY THEM!!!. I agree that the ones with horrible credit or who are uncollectible will not care. Covid defines us and DIVIDES US!

I didn't draw my line in the sand at the onset, some people did. My ears definitely perked up thought Personally, I drew my line in the sand when they said nonessential businesses must close.

If you work 10 to 15 to 30 years on a business to provide for you and your family and it gets wiped away by an executive order, NO!

And That's too bad for you mask people.

I have done nothing to comply except what has been forced of me. My wife asked me when I was going to stay at home, I said when somebody puts a gun in my face and tells me I have to.

That I will take seriously.

The biggest problem, is that there is a whole other group of people out there just like me, but we're not getting any TV time and we're not getting any radio time and we're not get any Facebook trending time or anything like that. It's all hushed.

The monster is so huge however, that there's nothing I can personally do. The only thing I can do is keep talking about it. And poking folks like you in the ribs. And helping other people who agree with me to stay calm and focused while everyone is panicky and confused.

And a sidenote to Jeffrey, if you read this. I apologize if I'm adding what is viewed as controversy to your forum at a time like this. I just have to speak my mind. It's something I must do.

More people need to speak out on how they feel about this. Because it is a huge mess.

Well... a couple of things.

First, let's try to keep this conversation from turning into yet another internet forum dumpster fire. We can be civil here.

Okay... I think it is not accurate to say that what is going on in California is "the same" everywhere. Today, the only reason I can't evict a non-paying tenant has nothing to do with Missouri's Governor ruling "no evictions." I can still file, but the catch is courts are closed. Once they reopen, processing will begin. That is a far cry from the moratorium on all eviction filings for 90 days due to the virus. Apples and oranges, friends. That information is correct as of last week when I checked with my attorney. Google doesn't have any updates on it. Could it happen/could it have happened and I haven't seen it yet? Maybe. I'm keeping my eyes on it. I will say if it does/already has happened, it was NOT an easy choice.

Now what about the loss of freedoms and peoples willingness to "lie down and take it?" Some will, but many AREN'T. I went to the grocery store 2 days ago, and in spite of the arrows in the aisles and social distancing guidelines of 6 feet, people we going the "wrong" direction and less than 1 cart length away (4 feet). So people are still being their 'Merican selves and rebelling against authority.

Things to watch for once the curve has been effectively flattened are these:

1) Will be does the Fed Govt attempt to create any permanent bureaucracies, like they did with the TSA post-911?

2) Will we see increase, long-lasting "stimulus" measures once the economy has been opened back up after 6 months?

3) To what extent will Govt start pressuring the return of US businesses via tax policy? Notice I didn't say "inviting" them to return...but rather punishing them if they don't.

4) Permanent capital controls, anti-hoarding laws, etc being left in place once lock down restriction are relaxed.

The pillars of prosperity are rule of law, private property rights, minimal taxation and regulation, minimal confusion and uncertainty created by Government actions, and a sound and stable currency. Keep an eye on those factors, once we believe we have turned the tide. I'm not quite ready to grab my guns and gold and head to my bunker. I think we still have enough Govt-hating rednecks in the Mid-West to help us keep an eye on things for now.

As for gun sales the stores in NY were overwhelmed by people w/ no clue on how to use a firearm and sold out.

Linda how are we being kept in line? are you referring to being told to stay at home? By me if you want to be an idiot you still can. Just go to PetSmart and look at puppies with all of the other bored people who don't know how to follow directions.

If you listen to Cuomo frequently, his tone today hinted at the light at the end of the tunnel. He put lifting restrictions in the 2 to 6 week timeframe, w/out saying he agreed (because he's not the expert) and wanting to give people false hope and let their guard down.

No matter your political leaning, in an active covid hotspot, first responders are putting their life at risk, so stay at home and at least show some respect for them.

The only stupid thing about people making masks at home is it shows the ineptness of govt at the federal level to not take action sooner and provide PPP to the whole population where needed. The only reason they didn't mandate masks and waffled on the question is because there are not enough and they wanted to avoid panic. If you say you have wartime powers but delay giving orders, there is no one else to blame. Of course this after two plus weeks (really end of Jan) where jefe poo pooed covid and said it will magically go away.

Fortunately the majority of people sheltered in place and we are turning a corner. Don't let your guard down and there won't be a 2nd wave. --24.194.xxx.xxx

I'm hoping all the war acts are abolished and the FDA rules that were revoked stay revoked.

I also hope the payments to the public stop otherwise why work?

What I'm worried about is cowardly governors and mayors refusing to start the economic engine again. Trying to play it too safe. You could really tell who the bad governors were in this. The ones that needed hand holding, did 180 deg policy shifts, panicked, over exaggerated their needs and had no clue what those needs were.

There are going to be a lot of tenants thrown out of their rentals this summer. Deservedly. And I think there will be a lot of Landlords on this forum rethinking their debt is king, tight cash flow strategies too. Assuming they're able to remain in business. I wish them success.

The problem is that there are lots of people in this country that LACK that intelligence and/or common sense. If we ASK them to do the right thing, they often won't.

BTW Sweden has a population that has a much more rooted culture of civic duty. They have confidence in their public institutions and while their central govt has not officially locked things down, most Swedes have pulled their kids from school. Their big cities have telework in use for most of the office jobs. They also have an incredible social safety net. A lefty's dream! Opportunity looks different to different people.

Some folks online are going to focus on things that they simply can not control like when will someone you can't influence makes a call you don't like. Others will be focused things like marketing, PR and lead generation.

My only question - two years from now....who is going to be better off?

Civic duty, confidence in public institutions, and a social safety net have no relevance to the curve, they are a social assessment not relevant to a medical assessment of effectiveness in transmitting a disease. By the way the curve is based on a simulation model that is unproven. At best it is a rough order of magnitude estimate, which in the construction industry means it could be of by as much as 10X. The only one you mentioned that can be measured medically is gatherings of 50 which would be a win at this point if we adopted it. --50.26.xx.xxx

Nonsense. You could never achieve a voluntary compliance in the US and we would be in a worse situation if we took that approach. Most US employees are trained to fear for their jobs. Companies would never have waived attendance policies unless these actions were Government driven and mandatory. Losing your job in the US and it's a 100% chance you lose your health care and maybe 50% chance you will get unemployment because the deck is stacked against you. Most people with kids have to send their kids to school because they work. With all of those constraints any voluntary actions are highly unlikely to be effective. Social assessments are completely valid in estimating the curve and the effectiveness of actions.

For something unproven that initial curve seemed to be fairly accurate in the early stages and I would bet fairly accurate all the way to the horrific top had we not implemented our mandatory lockdown.

There is some misinformation around the moratorium. The CA moratorium on evictions is only for nonpayment of rent, and only if the tenant provides proof it was related to covid-19 in some way. You can still evict for other reasons. In some places the courts are shutdown right now, but in a lot of areas they are open, and in some areas they are partially open including for evictions, or they will be reopening soon. The moratorium is only 90 days. Most other states have similar orders that still generally do allow evictions for reasons other than non payment.

Even if a tenant didn't pay April, it doesn't mean they won't be paying it. Many will be eligible for stimulus, and the money has started going out now, but most people have not received it yet. Unemployment is an extra $600 a week for the next 3 months, potentially more than their normal paycheck, but again there are some delays with this money going out. If it takes 4 weeks, those that applied right away after the shelter in place order was in effect would be getting their first payment next week. It could take longer, and not everyone applied right away, or was given a clear message than their employer was closing. Self employed/small biz loans from the SBA also take time. I would expect the bailouts to large businesses to take even longer. If you have a federally backed loans you should talk to your bank about deferral and forbearance
