How is everyone handling maintenance calls during this pandemic? We are considering "Emergency Only" calls to lessen the number of visits to units. --76.26.xx.xxx

Here's another idea, when they call start sneezing and coughing a bunch over the phone and tell them that you've been feeling a little bit under the weather. That will reduce your emergencies down to near zero. Any true emergency like plumbing or heating you can just call a company in the meantime and hire that out. --50.107.xxx.xxx

Not panicking

Using common sense

Analyzing & prioritizing each request to determine what needs immediate attention & what can wait 1 / 2 /3 / 4/ 5 weeks to handle

Using gloves / masks / etc

Maintaining personal space when having to interact with anyone not just tenants

Using extra caution when dealing with my elderly tenants most of which are very frightened right now

Hiring out somethings that I would normally do

Trying to stay healthy by getting good rest, eating properly, exercising and following good personal hygiene practices

Sending Email blasts with city / town / state / feds updated info to all tenants

Fortunately I have a good deal of most materials, supplies & equipment that might be needed to handle most things that come up. I also don't have any really unreasonable tenants who think everything can & should be solved instantly.

Stay well & be safe.

I've been in the medical field for 42 years. This Cornonvirus if WAY overblown and disgustingly politicized.

It is less dangerous than the flu.

The last time I saw this much panic buying is when the bartender said "last call."

I’m not panicking, I’m handling business as usual. Regardless of maintaining my units I come in contact with many people throughout the day, occasional maintenance isn’t gonna matter. I use common sense and wash my hands after, and maintain some distance. It seems the “bug out” bell has been rung by many people though, it’s ridiculous. --73.17.xxx.xxx

already implemented the AS NEEDED for tenants. As NEEDED requires resident to retire to different room until man is done. Very difficult now that kids are home from school.

Remember its a 2 way street-- protect employee and TENANT.

Italy had 638 coronavirus deaths YESTERDAY. Keep your head buried in the sand if you want, but this is a very serious disease. The mortality rate from COVID-19 is ten times the mortality rate from the seasonal flu, it is very contagious, and there is no vaccine and no medicine to treat it with. --73.231.xxx.xxx

I have a large many bedroom apartment that views keep on showing up with a truck load of kids. They touch everything. Some were even coughing. So of course, I took the unit off the rental market....My last open house I would only allow 1 person inside at a time, only after they washed their hands in my laundry rooms sink, using antibacterial soap and paper towels..... --47.156.xxx.xxx

Ditto Rick. Plus common sense and a general tendency of mine to remain calm in the face of emergencies (BTW: I used to be an EMT and then a surgical tech in the military).

People act like just breathing is going to kill them. This is a virus - not aerosolized. That means it will not float around in the air and go through ventilation ducts, etc. It will land within about 6 ft of where an infected person sneezes or coughs without containing it.

You will get it if you let them cough in your face (always impolite) or if you come behind them and touch an infected area, then transfer it into your body through mucous membranes or open skin (a wound).

So: I Believe - the best way to stay safe is to turn and move away if someone is winding up for a sneeze/cough (I always do, anyway). Touch as little as possible in public areas - and wash thoroughly right after. Do not touch your mucous membranes (eyes, mouth, etc) unless you have JUST thoroughly washed your hands. Keep wounds covered.

Too much worry / stress lowers your immune system, too!

I do hope you all stay healthy. --68.10.xxx.x

The CDC shows documented research that face masks, if properly used, can reduce the chance of catching the virus by as much as 70%. This is based on any mask. The key though is that they have to be used effectively. Don't touch the mask. Only take it off by the back. If you touch the front of the mask and don't immediately wash, it's like you never wore it in the first place.

The biggest risk we face is can hospitals handle the load. Many hospitals are eliminating elective surgery to make extra beds available. --108.69.xxx.xxx

Did you watch the press conference yesterday, DJ? This is not the flu.

About the reason for social distancing and sheltering in place at home: this virus lives a LONG time on surfaces. It's not about someone sneezing in your face. It's about an infected person touching a surface (light switch, door knob, shelf in a store) and you coming along HOURS later and touching the same place...it's HIGHLY contagious.

Do you really think California, New York, our federal government, ITALY, SPAIN, etc. are shutting down their economies on a rumor? --50.82.xxx.xxx
