This is posted in the local Craig’s list. A little long but some desperate LL might take the bait?

Our Christian family is looking to move after loosing a son we are private, very clean family we work hard and just raising our family 22 years married we are looking for a home to buy on contract from a Christian individual owner. We are not interested in dealing with any brokers, banks or reality companies. Weve owned home thru bank and we did buying on contract from individual we liked that much better worked out good for them and us we have no criminal back grounds what so ever only partying we do and only highs we get are serving God. We are hand shake or fist bump kinda family we are not paying nor having our personal lives invaded so we are not interested in doing your credit checks or any kind of checks you take us at our word or we arent meant to do business. We are truck drivers and nurses husband had home improvement company for 20plus years now is a route driver. We are looking for a safe area we will not be placed in a area of drugs, high crime area, we are not interested in dumps nor mobile home parks we need a 3 bedroom min. Must be livable we dont mind something that needs minor touch ups such as windows carpet roofs husband can do that furnace. Water heater. Plumbing and electrical need to be good we will do $3000 down $600 a month pay yearly taxes as they must be current and we will go through our insurance and keep insurance on home this would be our home the day you get our 3000 you hold title till paid off but ours to fix up to our liking with out needing to discuss anything with you. We can maybe make a few 2 or 3 extra payments a year possibly at tax season if we get returns possibly throw 3 or 4 payments in at that time not a guarantee we are looking price range between 50 to $65,000 we have no problem adding $5000 to total purchase of home for financing and pay entire balance off by the 6th year or our contract could become void depending on you but with our prices we have gave here and can do we see no reason why we couldnt could possibly pay off a year earlier no guarantee but definitely possible we are hoping to have something found by early to middle march please send photos and your details we are ok with doublewide the singlewide would have to appear very very clean as long as not in a mobile home park. We are out of st.james mo we are honestly looking in no particular town or area just has to be in or very near a town with min of population of 10,000 plus for employment purposes not having my wife drive 30 plus mins to work one way and daughters. They are in nursing well these prices are best we can do and will do we ask that first month house payment be put to end of total purchase price so we have first month to have everything in order thank you and God bless we have a 19 year old daughter one daughter getting ready to hit 18 both Graduated hugh school early both work in nursing we expect them to stay untill they do sone college for law enforcement and LPN then a 13 year old daughter and 7 year old son his drawings are the face of our ad. We have nothing against nice trailer parks just dont want to make a house payment and pay a separate lot rent charge nothing against doing business with brokers banks etc just prefer an individual we are not interested unless a binding contract is put together by both parties --173.216.xxx.xx

I do rent to owns and would have nothing to do with them.Want mom and pop seller so they can take advantage of them,say you cant do background or credit checks because there credit is 450 and shows they never paid a bill in the life,background check will show active warrants.hand shake or fist bum kind of family means they don't want to sign anything that will be used against them in court. First conversation anyone tells me what a good Christian they are makes me very suspicious of them.Just like regular rentals when they need to tell me a story I don't want to hear it because they are just trying to cover something up. --104.229.xxx.xxx

I didn't read the whole story, but:

Any property seller who finds a buyer on his/her own (FSBO) and who doesn't open escrow (or do the sale without a RE lawyer)...is a fool.

With a track record like this they must have more home sales than the real estate office, prolly have to compete with leading sports figures making million dollar donations to underprivileged family who never could find those owner financed places like they previously have bought and sold, brings to mind the Bill Gates of the transportation industry or perhaps they own a circuit of hospitals with wealth accumulated and they are ready to compete with St. Judes system?

Roy, I don't know your state's statutes at all. Here in my state a Contract for Deed (which is what a land contract is called here) means the seller/owner has to foreclose on the buyer rather than evict them. Foreclosure takes longer here than an eviction.

Now, if they were putting down 30% and paying a regular amortized monthly mortgage payment to the seller at an amount that is commiserate with the risk, then it might be different But all they want to pay is $5k above current market price for all the interest for the entire time they are paying on the land contract. That's not good for the seller. Why should the seller not receive interest on the money he is loaning the buyer? Having said the above, I still see many red flags and consider this person squarely in scammer territory. --99.56.xx.xx

Folks with "clean' backgrounds are happy when folks want to do formal checks on them, it is to their advantage. 2.)Insisting on a handshake / fist bump deal. Insisting there be no credit /criminal background check. (reveals they have a scary bad track record)

3.)Refusal to deal with realtors/brokers. (Because they know that no one who checks them out will deal with them)

4.)Promising to make extra payments each year. (An appeal to a broke LL's need of cash)

5.) Promising early payoff. (Appeal to a broke and desperate LL's desire to exit)

I will you give my take on your 5 Red flags.

1. Losing their son - I am sorry about that but I lost my father not long ago, so I know how you feel. (will this affect our business relationship?...no one bit because I will not allow it to).

2. Insisting on no background check,...I would do one anyway,...regardless of what they said,..business is business.

3. Refusal to deal with brokers/realtors- it is very possible they have been shafted by realtors in the past. There are shady realtors/brokers in this business. Most of the people I buy houses from will not deal with a realtor or anyone they do not trust.

4. Promising to make extra payments: This tells me they may be interested in paying off their RTO or Contract for Deed debt early. If they don't, it is not a deal breaker though.

5. Promising early pay-off - Same answer as above- they are showing an intention to be debt free. I see this as positive note and not a negative one.

I went back and re-read the original CL post. Yes, I see some red flags here, however, those red flags are not a deal breaker until I can meet these people and get all of the facts here. You all seem to be 'reading more' into this CL posting than what is actually there. You are passing judgment on these people before all of the facts are in. --68.63.xxx.xxx

In all honesty, I am not having any major problems with my Class C tenants. The few PITA's that I have posted about here are very isolated cases. They are not the norm for me.

Nobody here makes posts about their best tenants, only the PITA ones get posted here.

NE (PA) once said 'a great tenant is one that pays the rent and you never hear from them' and I would agree with this. 95% of my current tenants fit NE's definition. --68.63.xxx.xxx

When you live in the middle of the Bible Belt, someone claiming to be a Christian is no big deal. I hear that on a daily basis!

And yes, you are correct, I have a 3/2 MH on a private residential lot that I would be interested in showing to these people. However, they will have to pass my screening and a background check (regardless of what they said) to qualify. --68.63.xxx.xxx

Anyone who professes the Christian Theme on us is an automatic decline. We have had few in the past who claimed to be "Christian" and they were some of the worst/filthiest tenants we ever had.
