Remove the holder after loosening the screws a lot, then the spring clip has to come off so you can replace the drain with a regular sink basket, make sure the wires are dead and hopefully there is simply a plug that you can put children safety caps in, too much bulloney goes in there/// --76.188.xxx.xx

It depends on your area and class of rental.

In my area, you have to be lucky to rent a home or apt without a GD, no matter what class.

GDs are not worthy of repair, unless it just a jam up. If you replace with the same kind, you may be able to re use the old sink flange. --99.59.x.xxx

We only use ours at home for stuff that gets past the screen. Saves a lot of drain issues.

Tenants on the other hand use them to grind up entire cows and possibly family members. And spoons. That's the worst. And instead of turning it off and clearing it they keep going until the whole thing is jammed and wrapped around the jaws.

The other side is if you remove them they will just let junk go down the sink and clog it.

Of course they can be useful for collecting the rent. You grab a family member by the hand, turn on the disposal and threaten to keep grinding until they pay up. Well, it always works on TV. :D --47.216.xx.xxx

I started taking them out about a year ago as units became vacant. If they are not vacant I ask the tenant how attached they are to it. The ones I take out I use as spares for the ones that are left.

I've found the badger 500's have a defect that after about 3 years they rust out and leak from the motor housing and if not caught in time ruins the floor of the sink base cabinet. I've also started the same with dishwashers too. --38.142.xxx.xxx

"and family members..." LTD, you're too funny! But that may cut into your business with the desert and shovel, so better eliminate them!

We rent class C houses and eliminate GDs at turn over. Constant problems and get no extra rent nor do those homes rent any faster. Same goes for ceiling fans and outside water spigots.

Class A & B would probably require them, but also would have the common sense not to run potato peels and chicken carcasses down them. --107.216.xxx.xxx

I have removed garbage disposals from all my rentals (Class B to A-). I have never had anyone state that not having a garbage disposal was an issue. We even removed the garbage disposal from my own house.

When you remove the garbage disposal you will need to replace the basket. Whatever goes through the small slots on the replacement basket will not usually clog the drains. My wife even bought a small micro screen basket that she put in on one side of the sink and uses it to capture all of the small junk and then disposes of it in the garbage can. --155.188.xxx.xx

I renovate my properties when I purchase them. I rarely put one in because they are always misused and a problem waiting to happen. I only put one in if there is a dishwasher. I only put in a dishwasher if the house is 3 bedrooms or above and if its normal for the area so most do not have one. --12.106.xxx.xx

I share this story with my new tenants.

I used to have to respond to 5-10 calls per year about a plugged, jammed, broken, overflowing garbage disposal. Now, I have a special clause in my lease regarding a garbage disposal. If there is a garbage disposal in the property, I give it to the tenant. (They can choose to give it back when they move out, if they want.)

If they want to take it when they leave, they may, but they must have up to code drainage installed by a licensed plumber.

I explain that I do this so that if there is a problem, the plumber's bill for fixing the clog or repairing the disposal is their bill, not mine. And I explain that because I have told them this, they will listen to what I tell them about avoiding trouble with the disposal.

I say that if they fill the sink at least twice a week with hot water, then let it go down the drain while leaving the faucet on and turning on the disposal, if it is working now, it will be working when they move out.

Since I started this new "policy," I have only had to unjam about 1 disposal per 25 units per year.

(I don't like disposals, either. I don't have one in my own house. Garbage is to go in the garbage. But I have larger, nicer houses and tenants here seem to expect them.) --71.89.xxx.xxx

I have never had a single obstructed garbage disposal. I've never had to give tenants instructions on how to "use" a garbage disposal.

the only disposals ive had to replace were at end of life.

Now I use waste king brand disposals (buy from amazon). No putty needed to install. churns like butter

I leave them, and I replace them. Never really been a problem for me. I've had to replace two in 22 years due to tenant abuse. Had to unclog maybe another two. And replaced maybe 5.

Replacement typically takes under 30 minutes, and I have a source for badgers... I get them for $50. --69.80.xx.xx

I am a landlord and licensed plumbing contractor. If I remove a tenants garbage disposer, then I've diminished their service and maybe required to lower that tenants rent. Here in Los Angeles we are not allowed to just "remove" an appliance or disposer because it's broken and easier to replace it with a drain basket.

Disposers require knowledge and part of a tenants move-in packet, I include instructions on the operation of the disposer.

Some tenants never learn. They think the disposer is a substitute for a the trash can, and it's not.

Once in awhile I charge my tenants for the replacement, parts only. One attorney tenant refused to pay me a dime and instead called her own plumber. When she got a $450 bill from her plumber, she then opened up my estimate -- which was $65 plus tax for a new disposal. She wasn't happy that she was a know-it-all that paid almost 7 times my asking price. --47.156.xx.xx

I LOVE disposals!

Momma picks the home and this simple amenity could swing the deal. She knows other LLs remove them so she gets excited when she sees one.

We buy the larger 3/4hp motor for an extra $20 and have zero problems. The stronger disp works better, less likely to jam.

Newer disp have a simple ring/collar. Minutes to swap.

We mount the hex tool inside the sink base.

And realize they will put stuff down the drain with or without the disp.

DON’t be cheap, and don’t be a “guy”.

the badger 5 is $100 delivered from amazon. they now come all wired up and ready to go. badger is a standardized mount so they swap in in 15 minutes.

removing one seems like a great way to assure plumbing stoppages which seem to occur ONLY at nights and weekends.

i have a special lease page that explains the function and how to use them

they are mandatory in my areas and i assure you that only that dunce alexandra ocasio cortez is the only one that doesn't know how to use one.
