We screen thoroughly. We reguire 3 months rent upfront as legally allowed. Proven 3xs the rent amount in income. Credit scores on all adults, min 600 or higher. We prefer no pets, no smoking, no excess visitors. Picture ids of all adults. Auto draft of rent on the 1st. No evictions or judgement history.

So you would think we have all qualified tenants. But we dont. They yell at us on the phone, damage the apt, sneak in extra people, pets, smoke inside, leave all kinds of crap outside, refuse to leave when their lease is up.Bother the other tenants, refuse to take out the trash. Lease violations inside the apt, call the Board of Health on us, etc. There is no way to screen to see if the people that look great on paper are going to be non lease violating tenants. We have been at this for 20 yr, rented to hundreds of people. We still get it wrong, because there is no way to predict if people are going to violate the lease or not. I disagree. We get what we allow. First of all, NO ONE is going to "yell" at me period. I would hang up in a New York second. Last time I allowed that kind of the behavior was the last time I allowed it - after that I went to Mr. LL Convention and learned what I was doing wrong.

COOPERATION is the #1 Tenant requirement. From the get-go. I don't care if they make 20x the rent, or ace any of the other stuff. --50.82.xxx.xx

When I first started , I only required 500 credit score. Then after a couple years, 600. Now I require 720. This has markedly changed the quality of people that pass my phone screening and show up to showing.

720 is the MEDIAN score in this country. requiring 720 means just asking people to be in the top HALF! --144.250.xx.xx

I am a small time LL. I know some of the big places just don't tolerate it. It is tough-I don't want to police their every move. Complexes have management that notice(or should) fairly quickly new cars/accumulation of stuff outside/pets. I have had some really good people and some not good. i had a friend complain to me that her daughter was given notice to move. I asked a few questions-guess what happened? As per Roy Post "bottom of the barrel" not all of have properties that a 720 score will rent and that is home purchasing territory anyway. Our Properties are b and c class but kept up really well, freshly painted, refinished hardwood floors, dishwashers, laundry, storage, new windows, exterior painted, driveway parking, but the neighborhood or the city will only support so much pricing. I tolerate many things being in the profession I am in. I realize life happens and I have SOME empathy. But I do NOT tolerate cursing at me or at a showing. I had one applicant use the F word numerous times in a 30 minute showing. No thanks. Then they tried to "pressure" us into it. Crying discrimination-he has PTSD and was in the War-he wasn't old enough to be in the war she claimed he was in and SHE was the one with the mouth.

I recall when one of my elderly tenants was leaving her 3rd floor 2 bedroom unit to move into elderly housing, she apologized for not being able to wash the outside of the window above the sink. You've got to stick to your processes. When I list an upcoming availability, sometimes people try to do an end-run around my screening questions and send me an email directly, tell me their story but not answering all my questions. I direct them back to the screening questions and let it go.

If they follow up and do the right thing, I send them an appointment form. If they follow up with THAT then I meet them to show the place, and to discuss our on-going policies and ways of doing business.

Sometimes I get push-back ("I don't have access to the internet right now..." - sent via email or text) or "I don't do online banking can I bring you a check?" Etc. Those little things are what mark a person cooperative and eager to work with you, and those that are too lazy or entitled to follow the first few rules. If they can't follow the procedures BEFORE they rent, they certainly won't follow the lease AFTERWARDS.

Ken, I think you are right. I screen for compliance. During the interview process if there is any resistance to our policies, they are cut loose ASAP. But both cooperation and entitlement mentality is another thing I should be aware of, good point. Also any requests to alter the apt prior to move in, small changes are ok, but not major. I totally agree with you! You can screen applicants (future tenants) all day long but you really never know a Tenant until after you have rented to them. Some of my best tenants have had low credit scores (575) and some of my worst PITA tenants have had credit scores above 700. Just because someone has a good paying job and a good credit score does not guarantee you anything about how they behave as a tenant.

There is an ole saying that goes "you never know a woman until you marry her" and I feel pretty sure that applies to LL's and tenants also. --68.63.xxx.xxx

A few thoughts - do you personally meet with the prospects for a showing that pass your pre-screen? I know some LL’s on here like lock box showings, but I find meeting with prescreened tenants to do the showing in person a very valuable component of my overall screening process. Also, you can see how timely they are for the meeting. Another thought, I have found Facebook to be a valuable tool in prescreening. Sisco, I have a small ‘stresser’. built into my screening process. When the tenants balks a bit, checks themselves ( stops their negative reaction from showing,) I then explain I am not perfect, and I do most of the tasks of managing the property. My repairs may not be perfect, nor do I expect perfection from them. Rather, if we can communicate, we’ll be able to make things work. Not perfectly, but well for both of us. I know the problems that I have had in the past are because I did not screen properly and my paperwork was very lacking. This is why I am now trying to educate myself which is what I should have done 10 years ago.

WMH, you are a smart lady and I agree with what you are saying but I don't do online banking or bill paying because I don't feel comfortable with it or trust it for identity theft reasons. Would I be able to rent from you? There is no wrong answer I am just curios. I am trying to figure out how someone like me, who does not think it is a good idea to do these electronic transactions get by in today's world were it seems like everyone is requiring this way of doing things. bet MA - 3X the rent? I would never rent the houses I have. In rural SC I would say at the very least half the people live check to check. And from my point view after 20+ years of renting 2 or 3 houses. 3X the rent and GT 600 credit scores those tenants would wear me out fixing stuff, picky tenants who paid more and expect way to much from the house. I might add my houses are SFH, clean nice, very good condition, simple middle of the road amenities, 3x2 in quiet neighborhoods.

But Mass and SC are two different worlds.

Screening - I send 12 questions to each inquiry. Most do not reply. When I receive answers to the questions I do a face to face walk through - more questions to the potential tenants and if hear negative comments about the house or change this, change that, the walk through is quickly terminated. During the walk through I am trying to determine if the potential tenant has good character, is neatly dressed and clean, well spoken, seems honest, no sad stories and has the ability to pay. This system has worked for me about 90% of the time. But for what ever STUPID reason - mostly in a hurry to rent or not looking for red flags - I did NOT follow this screening process I paid the price.

WMH and ROY had some good comments. During the face to face/ walk through look for the red flags, but more importantly acknowledge the flags - easy to say hard to do. Trust your gut - maybe sleep on it before you decide to rent to some one.

6x6, I wouldn't NOT rent to you if you don't do online banking, you are free to walk the rent to the bank to deposit it. BUT if given the choice between one who will set up auto deposit or auto transfer and one who won't, I'm more likely to choose the one who will.

I once skipped over a prospect who didn't have a computer or a smart phone and had his friend looking online for him. I find it very difficult to deal with people who can't communicate electronically. --50.82.xxx.xx

ROY - A few things to consider.

A few years ago I was just like you about the "spoken word" and not using text. But for bussiness please consider the following.

Trust me I am 68. If you start using text you will see the benefits.

You ever talk to someone who takes 30 min to tell you 5 min story? Text will save you that much time.

Can you use He said She said in a court? In my last eviction and Judgement Trial I used printed text messages. The judge knew who was telling the truth.

Tenants and most other people get very brave using text. You will not understand this until you show a judge exactly what the tenant said.

Pictures of damage require time/date data. Very easy to do with an iphone.

Easy to record damage during inspections.

Believe me, most all young people use text.

Texting addresses is much better than telling someone.

Sadly it's not a savings bond so never expect it to be. Thankfully it's not a savings bond so the return is much larger. If they were normal they would own a house where their life would be there own. Expecting a tenant to 100% obey is like expecting a bartender not to steal.

I drove by apts near Harvard yesterday and saw cardboard all over the sidewalk next to (not in) the recycling barrel. Same bs I deal with but the rent is 2k a month more and the animals are higher functioning.

My top screening tool is stability. If they've been at the same job for a long time, or rented in the same place for a long time, chances are they'll be able to stay in your place for a long time too. The in-home visit is #2. WMH, Thank you for elaborating. I kind of feel like Roy in that I like to communicate the old fashioned way but I do see the advantages of communicating electronically. My biggest dislike is with doing finances electronically. My guess is as I learn more about it I will adjust. Did you have any problems adjusting or did you change as the times changed?

Roy, I understand. I am having a hard time adjusting myself. I think some of it is because I don't know a lot about how to do things electronically very well yet. I have a lot of learning to do and not enough time. pg does make some valid points. Also,when I sat in on court the judge did say he wanted printed out text, that he did not want to scroll through someones phone.

I exchange Text messages with people on a daily basis. I would prefer e-mail but most young kids today want to do Texting. What I was referring to here was rental applicants who want to waste my time in sending me endless, idiotic Text messages. I cut them off after the 2nd Text and ask that they call me. Some do and some don't. I am not going to rent one of my houses based Text messages only. If a person can't call and introduce themselves on the phone, again, I have no patience for them. When they do call, my list of screening questions begins right then.

Making the concept of cooperation ever more present these days, today while on the phone it was in the forefront how uncooperative some of the callers were. I have to answer the phone presently otherwise I would not bother but it is a chance to test their cooperativeness. Most callers get 10 seconds of my time.
