All my properties are within 5 miles of the center of town (small town). I found a cute house but it is 10 miles from town. Do any of you have city and country homes? Do you find they rent for different amounts assuming they homes are essentially the same? Does it take longer to rent the ones further out of town?

I like that the country taxes are about half the rate of the city, insurance seems to be higher though. Still less than an equivalent city house.

I am thinking of outside my comfort zone.

I keep all of my properties within city limits because I like the services my city provides. Police/ambulances arrive in minutes and in the county it can take much longer for emergency services to get there. Same for the fire dept. A dear friend of mine rents her home outside the city limits because she's a homesteader. I love her, but a lot of the outside gets tracked inside if you're not scrupulously clean. In addition to the farm animals, there's a large number of farm dogs and farm cats inside and outside as well. So the interior isn't that great... but the house itself has some shifting problems, which is why her ll doesn't mind.

Other people in my town deliberately live outside the city limits because it's outside the PD's jurisdiction. Yeah, the county sherriff's dept is still something to be reckoned with... but they don't have to worry about police scrutiny.

Neither of those are likely to be the sorts of tenants you want. Screening is super-important.

Country living is awesome, but it requires more effort to keep it tamed than the equivalent city living. And most people around here like scenery to be something nice, like outside a window, rather than something they have to be actively involved in taming. Everyone wants to be lord of the manor, but no one wants to be the serf! :) --107.77.xxx.xx

One of the best services my city (not county) offers is free use of the city's massive dump site. This is where all of the city's garbage trucks come to unload and where I take all of the debris left behind by tenants. And it is just 3 miles from where my rentals are located, so it is convenient. --68.63.xxx.xxx

We don't want to drive 5 minutes to a rental these days, let alone 10 miles out in the country LOL!

We have a few rentals outside of the main rental area. At first kind of a pain but then we we ended up with a small cluster of units in that area, so it's good now.

Having a lone unit out away from the others just adds complexity. Try to simplify these days. --50.82.xxx.xx

My concern is well water and septic, both being huge expenses down the line. If there is no place to work and it's a difficult commute, you won't get a tenant with a good enough income to pay. Let's compare your area that deals with 10 miles vs 5 miles. My City is Los Angeles. The difference between a City home and a non-city home is maybe 10 to 30 miles. With traffic a 20 minute city trip will be expanded to and hour plus during the rush hours (to and from work).

I have had rentals in the city and the country. From personal experience wells and septic tanks can be very expensive to repair. Especially a well that requires moving over and re-drilling. Talk to a local well man and a septic tank guy. The seller may say it works fine. Do your home work.

Do you charge higher rent - if you can get it - to cover the well and septic possible maintenance?

Septic tank reliability is about what you put in it. Do you think tenants would be careful about what they put into the septic tank?

10 miles out and 10 miles back - longer travel time for the LL.

How much land is with it?

This may be a "cute" house but you need to do the numbers,

then make your offer.

I have one in the unincorporated county. Although it is on municipal water and sewer, so I don’t have that problem. The biggest thing I have with it is on tenant turnover, working on it for several days and no hotels in the area. Other than that it is easy to rent and a beautiful spot. --45.56.xxx.xx
