When marketing a vacant rental, if you want to get the attention of the over 55 crowd, how do you do this? Can you write in your Zillow Ad or whatever, you only want seniors over 55 to call? Since the only people I know who still read the local newspaper are over 55, I would think I need to advertise there instead of Zillow.

Your thoughts?

I am only 52 and I hate climbing stairs. I assume you are talking about the garage apartment. I think if you limit to 55 and over you will drastically cut your prospects. I got my most recent tenant from the Facebook marketplace. Have you tried that in your city? --75.141.xxx.xxx

By using pictures of happy active seniors in your Zillow, FB marketplace, and on your website you effectively make that suggestion. Newspapers wouldn’t work in my market......they no longer have classified ads.

Print your ad in 24-pt font. :)

If I wanted to target seniors, I'd put a flier on the bulletin board at the senior activity center, if I could get permission. Or I might look at reaching out to them in other places they tend to gather in my area.

You could also offer a "senior citizen discount program" to "help people on a fixed income." $x/mo for an under-55, but $y/mo for the 55-and-older crowd. You can give a discount, but not a surcharge, I think.

If it was a complex, you could say "senior citizens only", but I think it gets into illegal discrimination territory if you say it outright for one unit. --107.77.xxx.xxx

Thanks for those tips. I think my biggest challenge will be finding a senior with the 3X rent min. Most of the seniors in Class C hoods are broke and living with their adult children. --68.63.xxx.xxx

Before you offer any special senior discounts or anything similar, consult your attorney. Several years ago, I asked my attorney about offering a senior discount on one particular property and was told that if I did that for one unit I would need to do that for all units going forward. Most restaurants offer seniors a discount if they are 55 or over. So, according to your attorney, I can't have the same policy? With all of my 'other units',...this same senior discount could apply also. So, what is the big deal here? --68.63.xxx.xxx

Originally when I went to 55+ I just put a banner on the fence, "Active Senior Living," then had like a starburst with 55+ in one corner.

I stopped using online ads long ago, but I would just start my ad with that, or make a graphic.

I'm not sure you can do that with SFH's though. I'd need to refresh on the law. You have to beware of discriminating or "steering."

Roy, I think offering a senior discount or a military discount or some other clear-cut policy is fine as long as you establish it in writing and follow it faithfully.

Also, just for info, here's the HUD paper on "Senior Housing." Not what you are doing but might as well put it here.

LLOTF, seems like your views of 55+ are from 30 years ago (at least those tv shows are!) Those people would now be 85.

I take aerobics at our local senior center, and I can assure you those people (women AND men, although the women outnumber the men) are not sitting around watching TV. I think our oldest dancer is 79? When she is not dancing, she is at the gym lifting weights.

But at 55+ people ARE downsizing. I start some of my ads for my smaller places: "Starting Over? ..." and go on to describe the space, the yard for pets, etc.

Our places attract an about even mix of older but still working 55+'ers, and young couples just starting out. --50.82.xxx.xx
