I want to do mr. Landlord style but I'm afraid if people get evicted they will be gone.

How many units are in jeopardy of eviction? Deposit is good, the other option, make sure you collect them at the end of the season, to store them properly and next year / lease cycle negotiate how you want to let the tenant use them. Maybe increase the rent to allow pay for it. Make sure you have documentation of the unit, model, cost etc, so if they do go missing you can get compensated. Have them sign a loan agreement that if it is not returned at end of season they will be charged?

The key word is they made a "request". The answer is NO.

If you cave on a issue as simple as this, you are going to get clobbered as a Landlord.

To survive as a LL, you cannot come from a position of fear when dealing with tenants. In reality tenants will move out when it's convenient for them, regardless of what you do.

What happens when you get the call, "YOUR air conditioner fell out the window"?

You say, sure, there is a $100 deposit. You can pick it up here from my vehicle. Then go get them and get the deposit which is really the cost of the unit. Why are they asking you? I would have discussed this on renting that they get their own. Will the electric support that? Is this for just one apartment? If it's one apartment with six windows, they get ONE UNIT and can just stay in that room, or if a two floor SFH, they can have two, one up one down. That said, I provide central air in two of my duplexes and the third has their own AC units. I do that because my handyman can't carry them up and install them any more and I don't want my replacement windows crushed by oversize units. --173.61.xxx.xx

I buy the a/c unit in a removable case, they still come with the stuff necessary to install in a window or through a wall.

Once removed from the case, I use special 1-way screws ( or security screws that take a special head to remove them) and screw the case into the window frame. Through the bottom and one side.

Tenants should buy their own. If it wasn't included at signing...I don't want to be responsible if it falls out of the window, tenant let it drips inside,etc..Perhaps you can pay for the electric also? No, we don't provide. We do suggest what outlets to use so the breakers have less chance of tripping though. Unless it was included in the lease, no. We all know that things have a habit of leaving with a tenant no matter what is signed. They had to have known it gets hot in summer and cold in winter. --73.230.xxx.xx

If you do it, make it profitable for you. Buy for $136.00.

Add deposit ensuring it is still there when tenant leaves or you replace.

Adjust rent by $25/mo on a one-year lease. That's a $136.00 investment for a potential $300 return. You have to decide if the $164 potential return is worth the hassle. --70.178.x.xx
