Just wondering if it’s common that when you mention to a tenant that they are violating a lease term for them to get mad and suddenly have things that need to be repaired? For example tenant had an unauthorized car parked in the driveway. Immediately after I asked them to move the car, a hairline crack in their wood door needed to be repaired. I have no problem having things repaired, they just tend to be brought up only after I address things like this and seem to be out of spite. --107.242.xxx.x

Yes, I think it is somewhat normal. I addressed an issue with a tenant and they said I have been ignoring their repeated repair requests and they can withhold rent. I asked what needed to be repaired and they couldn't come up with anything on the spot.

This particular tenant is in the process of being evicted right now.

All the time. That's a childish way to attack you back after they feel "attacked". Don't make yourself the complainer. M2M, I tell them what I expect, If they don't fix it or if they come up with 2 many repairs, they either get a large rent increase to make it worth my while to put up with them, or they get notice to leave. --108.4.xxx.xx

I think it’s normal and human nature, in fact I know that when I have told a tenant to get rid of an unauthorized car and they didnt......all of a sudden the items stored in the common area are now a problem that I let slide before. I own rental is all classes of neighborhoods with a good mix of tenants. Many times "tenants" want to test a landlord like a child testing a parent.

I first ask nicely. "Please if you get a chance can you move your car, it's blocking the driveway and other tenants need enter and leave"?

Of course the will still do this even though their assigned parking spot is an extra 50 feet way.

Second I remind the tenant that the driveway is NOT a parking spot and that they need to park their car in their assigned spot.

Third time I then give them a 5 Day Notice To Cure Violation or Quit!

At this time the tenant feels that I am taunting them, have an ax to grind with them. How dare I demand the comply with the lease.

Then near to their apartment I talk loudly on my cell phone to my towing company, I say, "I have a blue Toyota parked in the driveway and I need a tow truck to come and remove it!" I then read the license plate number.

The tenant comes out screaming saying, "Why didn't you just ask me to move my car"? Like a child, a 30 year old mother of 2 wants to be treated like a child. From this moment on, the tenant realizes they can not get away with going against the rules.

I drive around my properties neighbor hood and find a local tow truck driver who takes their truck home every night. I get a flat rate. How much will they charge me to come to my property and pretend to hook up a car for towing? The drive tells me he will be able to get Fifty bucks from the owner if he Drops the car in place and doesn't toe it away. In that case I'm not charged anything. If not, the $20 will due nicely.

The next time I get a call from another tenant that the driveway is being blocked, I call the neighbor tow truck driver to put the fear into the tenant. --47.156.xx.xx

Ii have to remind my tenant to keep the grass cut in back yard and on both sides of the house, it's in the lease he responsible for keeping grass cut i ask him did he want me to add a fee to the rental payment and I will keep the grass cut he said no he would do it the grass some times get so high it crawl up my siding and when I tell him about it he just say oh sorry I was out of town for couple of days I will take care of that tomorrow this have happen more the twice next time this happen I will terminate and pursue eviction --107.77.xxx.xxx
