my opinion: pretty soon- next 5 years-- we'll go over to a house "we use to think we owned" and someone we never met will be living there-- of course they 'll be paying someone else with the name Mr. and Mrs. Clearnow.

I love tech but I'm a touchy feely type-- I like to touch my app's, door knobs, lease and money.

From the movie My Cousin Vinny -- that's me. When the pool hall crook had the 20.00 bill around the singles -- Vinny says -- "how do I know it's not a 20.00 with a bunch of ones inside" --- "show it to me" -- "fan it out LET ME SEE IT".

Don't get me wrong I'm not touchy feely with tenants-- just the business. When my phone rings from a tenant-- I think "how is this call going TO make me some extra money"? What did this tenant do that will cost them?

I've been using digital lease signing for the last few holding agreements. My plan to to set up to get digital signatures even if we meet in person. The less paper I'm running around with the better. I will adopt any technology that lessens the administrative burden. --209.122.xx.xxx

6 bye about 10 years ago we tried the deposit into our account then credit card payments and honestly it was a hastle. At that time we had 80 SFH's. We use to take payments at our home office back in the 90"s-- had a drop box. The drop box was funny-- on the first we would have a line of cars in our driveway and see the box was full and coming over the top. Would go out and find 2 or 3 thousand in CASH- sticking out of the box- in envelopes-- but sticking out. A blind person could see it was cash. SO that had to stop. We printed envelopes for payments and included 13 with the lease.

To get back to your question-- we have a few who still use checks this month was 6 out of 63. Most use postal money orders and a few money orders from walmart etc.. So in our opinion payment is immediate when money orders are deposited. Cousin Vinny gets to touch it and fan it out!!!

6 bye here is the very bottom line: a part of our business is people not paying on time-- I know many are shaking their heads-- but its true. We get 8.00 a day late, pick up fee is 25.00, admin fee of 60.00 for those going into court so for a regular property's or 63 we're collecting about 400 to 600.00 extra per month. Times 12 months. Second our renters are paid weekly or bimonthly or just monthly- they live pay check to pay check-- its that simple. Every attempt for auto withdrawal-- you may attempt but that's all it would be cause there's not enough there each month on a SPICIFIC DAY. I don't care if there late-- I don't tell them that. --99.103.xxx.xxx

myob, thank you for explaining your experience in that. I figure they could stop the ACH anytime they wanted anyway but my new tenant wants to do some form of electronic payment so I am going to try it when the time comes. I will see how it goes and keep you all up dated. --73.120.xx.xxx

I use zelle chase quickpay and the local credit union to collect money. I have e like 75% of renters using on line transfer or chase. Only 25% actually walk in and pay at the bank. I personally collect only at time of lease signing. --107.77.xxx.xxx
