Tenant going bad.

1. whining, talking back to me, arguing, giving me a flip answer. These are the 1st signs. I dont tolerate it and I think its going downhill from there. So I don't mess around, before they lose their judgment and call the Board of Heath on me, the 30 day notice to vacate gets served. I think I am also going to add a new policy to my system. The tenant has to reapply, qualify with proven income when the lease is to be renewed in a case where I suspect the income has been reduced and or run the credit report again to see any changes. I know now I should have caught things and I need to pay better attention in the future. In my case I dont terminate tenancy for non payment as we rarely have that issue, its always for cause. What are your early warning signs other than non payment that a tenant has gone bad?

Radical change in outward appearance of the property.

No communication.

I get the applicants to sign that I can run their credit "as needed", meaning again in a year if I want, or 4 years later to do a skip trace for judgement. --69.80.xx.xxx

For me, it's typically other lease violations that tip me off, a growing disregard for our agreement and relationship. Maybe the demise starts with me seeing a cat in the window. Other times neighbor complaints begin about noise, marijuana smoke coming in their place, or pets. Sometimes we deal with those issues and move forward but often it's a sign of a bigger problem and it ends with me serving them notice at some point. --172.58.xx.xxx

I will tolerance a little bit more if it's winter time , where it's much harder to fill a vacancy even if I drop the rent by $100.

If possible I would rather wait until their lease expires to force them out as I can collect jacked-up holdover rent if they refuse.

The water billing in the online property records also show a nice graph of the historical water usage for the last ten years. This gives some indication of more or less people. --144.250.xx.xx

Any "change" concerns me, although sometimes it's for the better. Stability is much better in most cases.

Job change? Did they get fired?

Phone number change? Did they not pay their cell phone bill?

Communication change? Do they stop answering emails/texts because they're planning to leave without paying?

Do they start paying with a different bank's checks? Why did they change banks?

Start asking if they can move in a roommate? Yikes!
