I live out-of-state and need to buy a new dishwasher for my AZ rental. I generally just pick a lower price unit at random on the Home Depot or Lowes website. Not able to do a local scratch and dent store. Any specific suggestions for one I can buy online and have delivered/installed, one that's more reliable than the others?

For what it's worth, I had a Frigidaire at a rental and it started leaking after only a couple years.

I've bought Whirlpool for both my home and to replace that leaking unit at the rental and so far I've had good luck with Whirlpool DWs. --72.188.xxx.xxx

I pick a 24 inch base cabinet. It will never leak and it provides extra storage. --66.30.xx.xx

I don't think brand matters anymore. Just decide your price point and buy what you like and fits. I haven't bought appliances in about 5 years and won't until our next house.

With dishwashers, the less you pay the louder it is. I always bought the macerator type for rentals as I figure tenants won't rinse the plates.

PS: I'd just go to your local Lowe's and pick a model, Whirlpool is fine. See if they have it in stock by your rental and have it delivered from the local store. Might take some phone calls. --47.216.xx.xxx

FUN FACTS:

Dept of energy realized those Yellow tags on appliances was done with empty dishwashers

DOE put out bid to re-do efficiency yellow tag

Many Bids in high 6 figures from usual big Companies. 2 ladies from Ohio won with $20,000 Bid

FUN FACT was that 72% of people wash their dishes before inserting in DW making the DW a "sanitizizer" not a DW

got that story at a mandatory national DOE Conference --24.62.xxx.xxx

Whirlpool, GE: cheapest ones from Lowe's. NOT LG or Samsung: can't get repairs and too expensive to toss. --50.82.xxx.xx

There is a basic Whirlpool dishwasher available at Lowes in MI for $329 that appears to be functionally equivalent to the Amana model they sell in Lowes in Ontario for $428 CAD. They are a reasonable basic machine.

I put one in a unit eighteen months ago and we had a complaint from a tenant that it died, my handyman had a look at it and diagnosed a loose wire going into the circuit board at the top of the door. He tightened the connection and the machine is running again, no complaints. We had another dishwasher in another unit die and we put one of these models in again, (here Home Depot makes you order appliances in; Lowes keeps them in stock in the store) but this time Lowes was offering an extended warranty for two more years for $60 CAD. The appliance repairers we use charge $50 just to look at a machine. We decided to spring for the warranty given our experience with the first one.

A lot of things is luck with appliances these days. They are not built as well as they used to be and are somewhat disposable. The dishwasher we just took out was 25+ years old and built like a tank. That is a length of service that machines today are just not going to provide. --185.205.xxx.xx

Agree with the others. For a rental, get the cheapest one you can find. Sometimes cheaper is better because there is less to break.

I hear the warning against Frigidaire all the time. I have a high-end Frigidaire dishwasher in my home. Had it for 5 or 6 years now. It may die the next time I run it, but it is absolutely the best dishwasher I've ever had. --68.156.xx.xx

I'm a big fan of Bosch dishwashers. Have one in my house and it is so quiet, I often do not know it is running a cycle. Started putting Bosch into my rentals about 5 years ago. Never a problem.

I buy the lower end Bosch with fewer bells and whistles. Generally run about $400. --100.6.xxx.x

According to Consumer Reports, Bosch, Thermador (never heard of them), and Whirlpool are the most reliable brands. I've mainly used Whirlpool. Bosch I have in my personal home, but they are pricier.

My rule of thumb (for any appliance, not just dishwashers) is buy one level up from the least expensive. This typically gets you a bit more quality without all the fancy stuff. --99.92.xxx.xxx

I spend a little extra and buy the dishwashers with a built-in food grinder, to protect my plumbing from clogs if tenants won't rinse or scrape plates before putting them into the dishwasher. --98.146.xxx.xxx
