Late paying woman finally bolted, ran off with no forwarding address and has ceased all communication.
I'm actually glad, as the last thing I wanted was a no-pay squatter.
Unfortunately she was a smoker. Yes I know but at the time she was the best looking candidate after a wearisome search. She did it smart enough... she waited until the signing with her deposit check in hand and then said, "If I can't smoke I'm just going to walk." She had a decent job and a long work history.
Well, fast forward to her bolt. The smoke is just in the bones of the place, I can't get it out for anything. I finally tried Ozium spray in the forced air heater, with some success, and tried wiping some the walls with Borax. It would be costly and very time consuming to repaint everything.
What's worse, she left a mountain of grease on the stove. Apparently, she just kept using the kitchen day after day, never so much as wiping anything with a rag, in the end cooking over a mountain of grease and filth. How can people live like animals like this?
Another landlord commented that some of these people just move in a place, don't bother to clean anything till the place is a greased up sty dump full of roaches, and then decide its time to move. "Man, this place sucks!" Mercifully I haven't seen a single roach, which is a miracle.
Anyone use any tricks for removing smoke smell from apt? Brute labor has gotten the stove presentable again, but that smoke residue is a killer. In fact I think I've acquired a dry cough just cleaning up the place, lol.

It will go away like magic with a cheap detergent called Trisodium Phosphate and a bucket and a sponge mop. Wear gloves. It's a little box from the hardware store. When you use the sponge mop to get the grease off the walls and ceiling, the smoke smell goes away too because it's trapped in the grease. I cleaned a whole one bedroom one night with just the lights from the street. A long term smoker tenant had left and the electric was off. He had big dogs too, one of mom and dad's choices. They had left some major butt smell on the walls. It was all gone when I got done mopping with the TSP. He was a living Neanderthal look alike, stole three nice decorative framed prints out of the hallway and eventually became a fire chief. --173.61.xxx.xx |

We got a better deal when we bought our condo because of the smoke smell. It had been painted and had new carpet in the bedrooms, ceramic or porcelain tile in the living spaces downstairs. Even though it had been cleaned, we did it again after purchase. Changed HVAC filter, put some Odo-ban in the ducts, and over time we noticed it less and less when we went in after being gone for a week or two. Now, a year later, we don't even smell it at all.
